small room but with everything you need for a few nights in chiang mai, the accommodation is right in the centre, convenient for getting to nearby places.

zero sound insulation, we heard the boys talking all night long. Staff not very present.

It is undoubtedly the best value for money in old Chiang Mai.

The location was perfect, next to 7/11 and a few minutes from the night market

The level of cleanliness in this guesthouse is non-existent. I told them to change my sheets who were stained and the towels as well. They didn't even use white sheets, only brown and blue I couldn't move because I was tired from an exhausting journey and had to suck it up I suppose you get what you pay for

Good location, spacious room with balcony and private bathroom

Very very hot in the room even with the fan on and balcony door open. We stayed in 2 separate rooms as we went on a trip for a night and we found a nail on the floor in each room and some ants in the second room. The staff are helpful but not very friendly

Booked for the week and stayed longer as it’s probably the best value for a double bed en-suite room in old town. The owner sisters are very helpful and hospitality.

Wi-Fi was limited per connection
