I was warned beforehand that there was going to be construction on in the next unit which was totally fine. I would have given it a 10 but there was a guy repairing a pipe outside where the bathroom was and they have big lovely window but i was exposed. Other than that it was greaf.

Yes, the owners were polite like other reviews mention but this is the case in most home stays. Location was close to nightlife but its down a rocky unsealed road that the mini vans you will all need to catch from the airport wont go down so you will have to carry your bags the 120m from the main road, its okay for a backpack but if you have 20kg suitcase it is a struggle.

DO NOT STAY HERE!! I was fooled by the high review rating booking.com showed but I later realised its only due to a lack of reviews, under 10 people and those seemed to be of a similar type of traveller. CONSTRUCTION BY OWNERS ALL DAY FROM 6AM- DARK, they are constructing an extra lodging room on site. The day we checked in I was disappointed to see our room site had construction materials all around with workers needing to walk past our room entrance to get to new construction. The room has no private terrace/balcony and only has the front sliding door entrance for light/ventilation which we could not open blind or door as construction guys were walking past every few minutes. On check in I mentioned disappointment which I thought the owners understood but construction continued, the next morning I could not believe at 5.50am banging and sawing / hammering started, I again spoke to the owners and asked if construction could start the following day at 9am instead of 6am to allow a guest adequate sleep which he agreed but the following day construction continued at 6am., Our stay was 3 nights so I thought we would get a break on last night as it was a Sunday but I could not believe it when at 7am hammering/ sawing etc.. started again. Owners should have understood the situation they put us in was not what we paid for. Other issues were the home stay is new so not on google maps, vans drivers/ tour guides dont know of it so always difficult explaining where its located. The site has no signage or main visible entrance, no generator, during our stay electricity cut outs made up about 30% of time during this time you have no hot water either, internet had poor reception, no toiletries, no safety deposit box. no TV. For the price you can stay in many hotels and hostels which provide service and relaxed surroundings. Worst stay we had on our vacation.

The property is even better than the pictures they posted. The owner and the entire team were really kind and accommodating. I stayed with them for 2 weeks and they made sure my room was cleaned regularly including my sheets changed from time to time and my bath towels are always changed to a clean one. The place is just a few steps away from the party scene so it was perfect for me as a solo traveler. I am a digital nomad and their wifi connection is just enough for me to make it to my online meetings (wifi can improve a little). They also had an issue with the water system due to how hot the summer weather is (smelly bath water) but they provided me mineral water in my bathroom to make sure I am comfortable with the water I bathe my self with. Would’ve wanted to extend with them because the place was perfect. Will definitely come back!

Everything, the room was modern and newly built, we loved the look of it. There is a smart TV with Netflix, a fridge and coffee facilities. The bed was very comfy, and the bathroom was nice. Decent shower pressure. They offer a range of tours also.

There is a lot of ants that managed to get into the room, seems to be an issue most places in the Philippines though.

1. Location is perfect. Close to EVERYTHING but not too much. The place is peaceful even thought it's just a few steps away from restaurants and bars. The ammenities were great. They even threw in more complimentary stuff. They have a fridge and a coffee maker, how cool is that? Their staff are also very friendly and nice. They always make sure all of your concerns are addressed right away. That is if you even have any concerns at all since they've got all covered.

The location is perfect in the center of General Luna. It’s very comfortable, especially the bathroom. They help you for all the activities around and Steven and his family are very welcoming ! Thank you so much
