"Extra charge for AC and early check in"

Nearby airport, so good place to spend a night either waiting for flight or if you have late night arrival.

They charge you extra for air conditioning which 500 per day which makes this average hotel very expensive. It's better to book some other hotel which gives AC in the tariff itself. They will also charge you one day rent for early check in doesn't matter even if you do early check in only few hours ago.
