room was quite large, but washroom was a bit dated, but rest of the room was well renovated

Nice friendly staff, big rooms, good AC, near beach and other restaurants

Bathroom not clean, near smelly wastewater, not comfortable beds

It was clean and well situated for the beach and the town.

I popped downstairs in my dressing gown at 7am on my first morning and the manager/owner decided that this was a good time to begin pestering me for payment. They could have asked me for payment when I checked in and I was not due to check out for another 48 hours, I was not planning to flee the country in my dressing gown to avoid paying for two nights' accommodation in a mediocre hotel. This is just really bad manners and he just lost me at that point. One of the sockets in the room didn't work. They also do this weird thing of locking up the front of the hotel at 10pm, so you come back from the town and are alarmed to see a hotel that appears to be closed for the night. I found staff and they let me in but it is such an odd thing to do. There are much better places to stay in Mirissa in the same price range.

Good size room, excellent location, central but set back enough to not hear road noise or local bars.

Felt more than 2 star for sure! We've stayed in 5 star hotels in Sri Lanka that was far worse. Big room, very comfy king bed, fridge, huge balcony (but beware the monkeys if you have food), room service and laundry facilities. Location was great in the middle of the strip and down a small alley.
