The hot tub is full of rust and weeds please do not advertise with hot tub. If you want I can send you pictures

The only benefit of this property was it's proximity to the centre of town which allowed for easy walking to the town and restaurants.

The property is dated and needs a refurb. Cupboards that don't close, missing tiles in the bathroom, an advertised hot tub that looks rusty and dirty and should either be fully replaced or removed.

"A nice place with one bathroom and toilet"

The place is well maintained, clean with all amenities needed including thermal spa. The location is also great in the middle of town

It wasn’t clear that there is only one bathroom and shower which is challenging for a group, one room is small with a very uncomfortable mattress, the hot water is barely enough for 3 people (and rest need to wait), the place is a bit undated, but this one wasn’t a problem at all.

Well equipped, beautifully furnished with comfortable beds. Great location a short walk from the park and restaurants. This was a really good base for exploring Rotorua.
