No.10 Kyoto House

Casa su due piani, tutto nuovo, bellissimo, in tipico stile giapponese. Bel bagno con vasca vista giardino interno, bel soggiornino. Cucina piccolina, ma fornita di tutto. Al secondo piano due belle camere da letto e un altro WC. Sistema con codici comodissimo, senza dover portare in giro le chiavi. Pulito, ordinato. Veramente molto bello! Ci siamo sentiti a casa.

Puzzava di muffa e umidità e al piano superiore era molto caldo, tanto da necessitare l'aria condizionata sempre accesa. La struttura ha altre abitazioni attigue e in una di queste alcuni ospiti hanno fatto tantissimo rumore fino alle 3 del mattino. Informato il team giá dal primo episodio, hanno assicurato che avrebbero preso provvedimenti, ma in realtá hanno solo aspettato che gli ospiti poco rispettosi andassero via, infatti questi hanno continuato a fare party notturni per tutto il loro (breve per fortuna) soggiorno. Ci aspettavamo più proattivitá.

We knew we were in trouble from the moment we saw the faded flags out front — a stark contrast to the glossy photos on Booking.com. The reality? Faded, tired, unclean, and uncared for. The property was nothing like what was advertised. Damp, cold, and musty, with stained bedding, dirty floors/mats, and a foul smell coming from the air conditioner like something had crawled in there and died. This wasn’t the quirky, traditional-style Kyoto home promised. It felt more like a forgotten basement with folded toilet paper. Details that were supposed to add charm just underlined the disconnect: a hotel-sized bar fridge, one glass in the bathroom for 3 guests, no light in the "kitchen", plastic plants, and stained bedding for a bedroom. The property quotes: “A 4-star property packed with in-house facilities to improve the quality and joy of your stay” - reads more like satire than a serious property description. So disappointing. It was the state of cleanliness and the potential health effects of staying in such conditions that were the biggest concern. Smell and odour don’t translate in photos, but they were overwhelming in person. (A side note good to know: the low ceilings made the space impractical for anyone over 5"5'). Still chasing a full refund. Booking.com has refunded 39%, despite photo evidence and the host previously offering 80–90%. I’ve been a loyal user of the platform for years without requesting a refund before. This is the first negative review I’ve left. I share it only to warn other travellers and to highlight how dangerous “photo-led bookings” can be when accountability is lacking. Booking.com failed to protect its customer here. When a property misrepresents itself, the platform should step in to make it right. No idea how it has got any good reviews. No.10 House Kyoto is a catfish listing — and Booking.com should seriously review how it made it onto the site in the first place.

The house is very neat in a very quiet and nice location by the canal. Amenities were great.

You have to be prepared to live the Japanese way with no sofa or couch to relax into! And one of the room is using tatami and a light mattress There is a washing machine but no dryer so plan for it. Location is okay- one close by metro station- a good 15mn to Kyoto station

We stayed for 5 nights with kids, we really enjoyed our stay, the living room is small but cozy, the second floor with the sleeping room is very comfortable, It's not a place for tall people, the train station nearby is not helpful because you can't go from there to Kyoto station, there is a bike rental across the street, it was the best way to move around and enjoy Kyoto.

교토에 좋은 위치에 고즈넉한 집이 좋았어요. 외국인들이 좋아할 것 같아요. 일본 여행 느낌이 들어요. 다만 가격대비 타올체인지가 안되고 짐보관이 안되기 때문에 그 부분은 미리 알고 예약하셔야 할 듯 해요 ㅠ

Cosy, modern, large outdoor bath, short walk from Kyoto station and shorter to the local subway, excellent food and drink options near by, accomodating hosts
