Location isn't the best in Preston, a few dodgy-looking people hanging around a couple of blocks away. But the place itself, and it's presentation, was impressive. Breakfast in the basement offered a good seclection of cornfalkes etc, but there was no milk left, so couldn't make either a cuppa or have breakfast cereal. Imran, the manager, was VERY helpful, particularly about gaining entry, which was very easy - he opened the main doo remotely. Also helped with the heating. The room was tiny, but quite adequate. Bathroom also tiny and the toilet is positioned VERY close to the washhand basin, making it a tight squeeze foranyone bigger than "small size" or with disability. Also note unusual feature of the main entrance,with three steep steps right in fromt to the maindoor... makes handling heavy bags a bit troubelsome. All in all though good value for moeny.

Parking... the entire street is "Resident Permit Only". However, I was there Saturday and Sunday nights, and the double yellow lines on the far side of the street were "no parking 8am to 6pm Monday to Saturday": so I was able to legally pakr right across the street from my room window.

Good location near train station. Suitable for last-minute booking if your journey gets disrupted. OK place to stay for one night if you get stuck in Preston.

Nobody on site to let you in. Communication over phone only, however the phone answered promptly. Breakfast basic continental in downstairs kitchen. Variety of cereals, milk, juice, bread, jam, etc. available. Kitchen would benefit if content of the cupboards was labeled. There are a lot of drawers to go through containing random household stuff, fittings, cables, etc before you find what you need. Room in serious need of maintenance. It looks like it does not receive any attention beyond basic cleaning. Furniture battered with bits peeling off. Bedside lamp held together with sellotape. Bathroom sink partially blocked. Toilet seat not attached properly and judging by numerous reviews on booking.com this has not been addressed for over a year. You can’t shut the bathroom door closed – the latch is too short and the lock striking plate is missing. Most annoying thing was that the light in the bathroom did not work. Light switch broken with wiring exposed. This is potentially dangerous and should be fixed ASAP.

"Don't waste your money"

The bed had used linen, the matress was old, so was the carpet, poor overall cleanliness, the lamp inn the bathroom wasn't working, you could not sit on the loo straight on but only at an agle because the basin was in the way, the bed side lamp was held together with copious celotape. ..
