Very clean, rooms superb, very good breakfast. Stay on Yarmouth monthly and this was one of the best hotels I have stayed in at a very competitive price

I liked that it was 100 metres from beach and was fairly clean, we was greeted at the door and explained to us about the keys and breakfast etc very nice chap

First day we went out with our friends and with our long drive down to hotel and going out with our friends we were so tired we just flopped in bed only to find the bottom sheet we lay on had a big urine stain in middle of bed but was so tired we never mentioned it to staff. Then when we got ready on morning for breakfast we ordered our breakfast for 8.30 am but we was in dining room for 8am as we thought if we early we could have cereal, as we sat down this old man came in saying he wont be down to cook your breakfast till 8.30, but he made us feel so uncomfortable at the time that we went away and came back at 8.30 the old man took our order and i ordered full english without mushrooms and he brought my breakfast with mushrooms. After that the old man was fine with us. Also there was stains on ceiling where rain had come in at some point and where fridge is in cupboard in room it smelt of mould but other than that the stay was excellant

I was here for 2 days with a work colleague and her 15 month old son, celebrating her birthday. On arrival we were told our rooms were upgraded which was a welcome and pleasant surprise. The rooms were clean, warm, and in a good decorative order, with good quality showers, a fridge, and tea / coffee making facilities in each room. Breakfast was cooked to order, and a good breakfast is in my opinion judged b y the sausage. My colleague and I are both cooks at management level and the sausage was one of the best I've tasted in a guest house. The whole breakfast was quality ingredients, but the sausage stands out; not a standard catering sausage. The breakfast room had a TV which was tuned to a children's channel to keep my friend's son entertained, which we appreciated, as did the young man. All in all an excellent experience from two people who work in the hospitality industry, and I have no problem in recommending this guest house to other people.

The area is not the best, but I know Great Yarmouth like the back of my hand and knew this before I booked, so it can be a little noisy outside in the late evening, but as a regular visitor to Yarmouth I have never felt unsafe in this or any other area.
