Cool Place and Great people there!

I wasn't prepared for the train tracks directly behind my room! Lol

The Owners were very pleasant and take very good care of their establishment

We liked that is was close to the beach and main area if OOB. We did find the bathroom to feel not well kept. The room was tight for a family of 4, with teenagers. I actually think if they didn't have the two large wall mounted dressers the room could be more spacious and moveable. Probably having one would be better.

The good: If you're looking for something close to the action, then this is the place. There are several dining options within walking distance, most with outdoor seating and music. The not so good: Out of all the reviews I read prior, I can't believe no one mentioned the trains that run right behind the motel multiple times throughout the night. Wouldn't be that bad but one is a freight train that shakes the whole place and all trains are required to lay on their whistle at all crossings. Kind of annoying at 2am & 5am. Parking is ok if you manage to get a spot out front, otherwise it's very tight. The room was pretty clean but you won't want to walk around barefoot as the floors are a bit sandy.

Nice motel, 1 block from the beach. Great location, and an ocean view from the walkway balcony on the 2nd floor. No room cleaning services but fresh towels whenever we needed them. The owners were very friendly. Convenient to everything Old Orchard Beach had to offer. We would come back again!

Weekend Beach trip with 2 kids. The hosts/owners were warm, welcoming and very accommodating to a couple of special requests. The property is well maintained, lovely pool out back, rooms are basic and do the trick. The beds could have been slightly more comfortable, but overall fine. You really can't beat the location of this property! Beach access right across the street, 5 min walk to the square/palace playland/pier, so you can leave the car and not have to worry about parking. Would absolutely stay here again!

2 minutes walk from the beach, clean, nearby evrything and owners are really nice! All family loved the place.

Very high price for bare minimum accommodations, did not even utensils in the room. Plus a loud train right above your head going on and off till 10pm. Greedy parking rules as well dont show up ealry or they will charge you to park for a extra 2 hrs while you wait for the room after paying 280 for a one. Dont reccomend it at all. There are many nicer places for same price.

The bed is hella uncomfortable and the room is tiny. No soap in the bathroom. There’s also a VERY loud train ( The Nor’easter) that goes right by the motel at all hours. The pool was nice.
