Americas Best Value Inn & Suites Kansas City

I booked this hotel for 2 nights at $250 cause it was the only hotel with availability and couldn't cancel. The rooms aren't anywhere close to the pictures on their website. Had a no smoking room but yet still had cigarette burns in sheets, cover and was grossly stained. No refrigerator as described. Bathroom amenities are packets of shampoo and tiniest of soaps. Blind was broken. Breakfast is simply bagels with juice and coffee. The pool is tiny, 8' x 12'. Only good thing is it's in a convenient location. Staff is nice. This is a franchise hotel and only bares the name not the service.

The hotel is dirty and poorly cared for. My room smelled. The carpet in the halls were stained and ugly. Instead of cleaning the carpets they have people spraying deodorant on the carpet every morning. The elevator floor is sticky every time I used it. Every room in this hotel smells like an adult bookstore. There was plastic furniture around the pool and all of them are broken. When you turn on the water in the bathroom it sputters for 20 seconds before it starts. I would never stay there again and I could never suggest anyone stay there.

The property in general was run down, people just hanging out on the property, in the parking lot, hot as hell in the front office. The staff was awesome...slow but very helpful. Now the room....AWFUL!!!! The curtains wouldn’t close completely and worst of all it was ROACH INFESTED....just discussing and very disappointing. Will never refer it to anyone nor stay there again. Thank you

This is outdated. The room had 2 Double beds, no couch or chair or table. Had a strange smell-not sure what. The bathroom has no vanity just a little ledge on the mirror that you can possibly put your toothpaste. There is only one door in and out of the hotel past the main desk. All guests are to sign in at the desk (those not staying in the room). The Breakfast area is small and the tongs for the muffins and such looked to have not been cleaned from the day before if days before. Pool looks nice but we didn't get a chance to use the pool. Not sure it's worth the price.

This place was everything I was looking for which was a clean place for a inexpensive price. The location was close to everything I wanted to go to. The room was clean and the AC worked. It is an older building but not bad. The morning manager was pleasint to talk with. I have no complaints about this hotel.

This hotel was nothing like the pictures. The pool was in the parking lot, shower is moldy, halls smell like cigarettes, refrigerator and tv in room doesn’t work, blinds in room are broke, and elevator is on its last leg and struggles to run. We immediately checked out and left.

It was ok but don't lie and say u have breakfast but its just coffee that was a big damper and I stayed 2 nights they could have done allot better

This place was disgusting. We should have read the reviews more before booking, but we felt truly unsafe. The front desk guy was creepy and rude. There was mold in the walls. The towels were like sand paper. The shower was dirty and smelled like mildew. No fridge, microwave, or coffee maker. Lucky we had our sleeping bags and pillows in the car so we didn't even bother with their bedding. All in all, we were in and out and tried not to stay longer than it took us to sleep through the night. Not even worth the $50 we paid.

Never went into room. Open door looked in and saw a unmade bed and a bed frame to another bed was leaning against wall. Got my refund back. Bad neighborhood.

No soap, only shampoo. Lukewarm water for shower, hair in the drain of shower. Locked the ice machine up at night. Bed was new with new sheets and cold AC
