Host was friendly and facilities in the room were good. Cooked Breakfast was good.

Road noise as we had to leave the windows open as the room was warm. Not used to having coffee/tea pre made and served in a mug. Prefer to add our own milk/sugars etc.

Beautiful room, very clean, great facilities and breakfast was very good quality. We were eating at the River Exe Cafe and this was a 10 min car journey for us which was perfect.

No real negatives but you do have to select your breakfast when arriving and as we checked in early (and this was really helpful for us so not complaining about that!) it did mean selecting what we wanted to eat at 1pm which we weren’t really ready for. But this was a minor point and it was worth it as it really was delicious

Lovely b and b. Clean and comfortable with a delicious breakfast cooked to order. Nice bathroom but it was not ensuite and the shower was a bit temperamental. Owners were very attentive, offering tea/ coffee upon arrival and were happy to give advice about the locality.

We wished we were staying here for the remainder of our time in and around Exmouth, it was so quiet and comfortable. We were welcomed with a beautiful slice of lemon drizzle and tea, a much needed refreshment after our journey. Den and Jules seem to have thought about everything you could need, and nothing was too much trouble. The area itself is quiet and very pretty. Just a short walk away was the heart of Lympstone, which gave spectacular sunset views over the estuary and a pub, The Swan Inn, which served great food and was recommended by our hosts. It was a perfect stay!

"Brilliant B&B in good location."

Exceptionally high level of facilities and cleanliness, large beautiful room (more of a suite than a room) Great host and excellent breakfast.

As it’s a shoes off property it would be useful to have a seat or something to put your foot up on to help us less flexible individuals.
