Good location, clean, very comfortable beds.

Location to beach was good

There was a water leak from the room above us, the dog in the room next to us barked for 4 hours strait. We tried to contact the number on the property website and got no response at all. Back yard was over grown ( to our knees) . Main door to the house had to remain unlocked at all times….. huge safety concern.

What was nice: The fan worked [but it has only one speed - very high]. The coffee was very good. Sufficient parking. Close to the pier. Right down the street from the pier and easy to get to.

The breakfast wasn't a breakfast - all children's sugar cereals, etc. The lighting in the room was terrible - a table lamp would help tremendously, One or two of the blinds had broken slats. At least one safety handrail should be on the wall of the tub. The toilet seat was not fixed well to the toilet. The beds were way too soft and spongy. The room was way too small for two beds. This should be at best a room for one. The closet door won't open easily due to the rug - shave the bottom edge of the door. Small roaches in the bathroom. There is a leak from the ceiling right over the door - probably the bathroom upstairs - and water runs down the face of the door to the room floor. This could be serious over time. Renting this room for a vacation for two adults is certainly not what it is advertised to be - you should use it for a storeroom. No handrails for any of the exterior steps up or down to the deck. Difficult to work the outside numeric lock at night because of no lighting. There should be a light over the door, so someone can work the light at night.

Walking distance to Pier & beach if u don't have leg & back issues. Right across the street from beach 🏖️. Everyone is very kind. None of the appliances working on kitchen counter but we found a way. LoL The snacks, drinks, & wine everyday were wonderful compliments to our trip. PS. Please clean the seagulls poop off Deck!!

I really enjoyed our stay here. We were the only guests that night. The only thing I didn't like was the Deckside room has a nice jetted tub which makes for a really bad shower. Water runs around the edge of the tub and onto the floor. I didn't like mopping the floor. The room is beautiful and the house is charming. The breakfast was fine and the proximity to the beach and the pier was wonderful. I would stay again.

Captain's Quarter, is the complete 3rd floor. A lot of windows, a lot of space, full balcony with a view and full kitchen. Little snacks for the breakfast and late afternoon were appreciated. It is pretty simple but a nice touch, Thanks. We enjoyed the pool and liked the proximity to the Avalon Pier and easy access to the beach. Great location.

No BBQ propane like it is shown on the picture. Chairs on the balcony were dirty, so we had to wash them. There are pigeon nests in the roof so the balcony was dirty with pigeon fianders.

The bedroom and bathroom are tired. Shower curtain rail fell off and the walls could do with a little paint. The sea breeze bedroom was spacious but not much storage / hanging space. The jacuzzi bath worked but we did not use it. The breakfast options are very limited, however, they offer some fresh fruit, pop tarts, basic doughnuts and sachets of various oatmeal flavours. No jam or honey is offered. There is nice fresh orange juice in the fridge and there is a selection of Coke cola and lemonade offered and some yoghurts. They have a nice touch by offering cheese and wine every afternoon and when we were there there were fresh cherries as well. The tea and coffee facility are limited. The staff were extremely helpful and got a problem we had with our bed sorted in around 30minutes! There is also a washing machine and a dryer which can be used and the small pool out the front is very nice and in this weather it was very warm. The property also has very easy access to the beach.

How close it is to the beach and local shops is amazing. Me and my friends literally walked to the beach (maybe like a 5 minute walk maximum) and watched the sun rise our first morning and had plenty of restaurants in walking distance for breakfast and lunch. Amazing location and the pool was great to relax and lounge in inbetween the beach to keep cool and decompress after. Plenty of snacks and refreshments available at all times as well.

No major complaints.
