"Olde world charm with great surroundings"

This is a superb location. Fabulous large room with great vies and huge balcony. Beautifully furnished with sensational old world charm. Staff were very friendly and helpful. Truly relaxing place to stay only a short distance to best places in the Yarra Valley. Definitely somewhere to stay for a few nights.

A pity the restaurant wasn’t open in the evening.

"Disappointing"

The heritage building is clearly the main attraction of this property. It is a beautiful and unique place to stay, with a European feel that is rare in Australia. That novelty was the highlight of the experience. The welcome wine was appreciated, although we had assumed it might come from the winery next door given the apparent association. Instead, it was a standard Penfolds Shiraz. The bathroom had been tastefully renovated, but there was limited hot water, which meant the bathtub could not really be enjoyed warm. We did not dine at the hotel, but breakfast was priced at $35 per person - comparable to premium hotel pricing such as the Hilton, yet the offering appeared far more modest. The hotel markets itself as a 5-star property, but aside from the building itself, the overall experience fell well short.

**Vintage furniture and tech** - Vintage furniture: The bed was made from two single beds pushed together without a proper mattress topper, leaving an uncomfortable sinking gap in the middle. Sofa is saggy and looks like it hasn't been upholstered in 50 years. There was almost no life left in the cushion. Both the bed and sofa felt worn and sagging. - Vintage tech: Either offer a working TV or don't have it listed at all. The TV resembled a small monitor from the 90s. None of the channels worked and it obviously wasn't a smart TV so you couldn't cast to it. **Housekeeping** Terrible. This was the most disappointing part of the stay. A wine glass in the room had visible lip stains (from a previous guest). It was replaced when raised with staff. After using it for the complimentary wine, we requested housekeeping the next day. When we returned, the same glass had clearly only been rinsed and dried but not washed as the lip marks were still visible. They also had not bothered to wipe down the coffee table during housekeeping. The receptionist did not look too bothered about this when we raised it during checkout. **Amenities** Very basic for a property positioning itself as luxury: - Lipton Yellow Label tea and instant coffee sachets - No herbal teas such as green tea or chamomile - No slippers or bathrobes **Pests** There were many fruit flies in the bathroom. When this was raised with staff, the only suggestion offered was fly spray, with the explanation that it was “that time of year" then a stare back at us... --- If a hotel wishes to market itself as 5-star and charge accordingly, the service, cleanliness, comfort, and amenities need to match that standard. At present, this felt closer to a 3-star stay in a beautiful historic building rather than a genuine 5-star experience. If you're looking for luxury place with service to match, this is not it but if you want to stay for the novelty for the building, then this is fine.
