The property was very clean and comfortable. The location was good and close to the city centre by Grab/taxi

Does not serve breakfast and the water temperature of the bedroom’s shower was not constant

Nearly everything was perfect, staff couldn't have been more friendly, room was beautiful and spacious and location good. WiFi good too.

2 things pool was really cold, although lovely surrounding area (wasn't in the sun but that's OK) and I specially booked this hotel for the bath and the water wasn't hot enough so had to use the kettle to make it warmer. A shame but only a minor fault.

Room was very spacious and clean. Property is reasonably priced.

Unfortunately, no breakfast at the hotel currently and the bathroom was a little dated. Hot water didn’t work - had to ask for it to be fixed which they did respond and deal with quickly. The water was still temperamental after. It is a 40min walk to the more central part of chiang mai which isn’t a criticism of the hotel but something to be aware of.
