Hotel was close proximity to train station and Royal Mile. Room was bright, clean & bed was comfy. Food at the in house restaurant Leos was delicious. We took advantage of this and after a full day sightseeing we ate at the hotel. The hotel offers a luggage storage facility. Helpful if arriving early.

They are expanding the hotel so there is building work outside the window from 8am. We needed to leave so it was ok for us but would be very annoying if you wanted to sleep in or use room in day.

The room size is good for 3 as there's enough space for our backpacks and 2 small luggage. Comfortable with air con as we booked the Executive room. The shower facilities and essentials provided were great. The coffee in room was great too. Location is nearer to the Waverley station than I expected. Easy to get around to Royal Mile and Princes Street. And yes, the staff were all friendly.

Maybe a bigger bed, but I know it's not a norm in UK.:) Room is not very bright but ok for us most of the time.
