"The tatty side of quaint, poor overcooked breakfast and multiple hidden charges"

First the good - the location is convenient, the downstairs rooms are pleasantly decorated. The receptionist was very helpful with dinner recommendations. The room was spacious. Now the bad - the bathroom was ancient and the toilet didn't flush properly and overflowed at one point. The plug in the sink had to be praised up with fingernails as there was no plug lever. There was no hand-held shower, and no shower gel. The floor was stained brown around the toilet. The strange radiator was rusty and made weird noises. The cream bedroom carpet was dirty. This isn't charming, just tatty. The room is advertised as 'Free cancellation' (see the website) but the manager attempted to charge me $75 for shortening my stay by one night when I gave 6 weeks or more notice. Like just 6% of American hotels, according to the internet, they tried to apply a hidden 'Amenity fee' allegedly to cover the advertised 'Free parking, free WiFi' (see the website and booking.com) of about $25 per day - it took a battle at the end to get this hidden charge in the small print removed. You also get asked to agree to a 20% gratuity for breakfast on arrival, when you have not yet decided if there is good service. Why not just pay your staff properly rather than expecting 'gratuities' for basically doing your job? The breakfast was overcooked and overdressed, small portions, no oatmeal, we tried all the cooked choices and were disappointed with every one - the additional items were charged at ridiculous prices - $4.50 (plus tax/gratuity - inevitably) for a single British sausage! Similar amounts for a slice of bacon. For almost all hotels with breakfast included, you get to choose what you want from a buffet, not have a limited overcooked (potatoes were dark brown and reheated) choice. The coffee machines gave at best extremely weak coffee, and sometimes didn't work. The chain-link fence around the pool looks a mess - how about something a bit more in keeping? This inn/hotel needs a customer-focused rethink. It could be so much better with more attention to detail, simplified pricing and flexible more generous breakfast options. The tatty, non-working elements need a refresh.

"Lovely place to stay"

The property is exactly as advertised. The room was spacious, and well maintained. Unfortunately we werenโ€™t able to enjoy some amenities (lovely outdoor areas including a pool) due to torrential rain for 3 days.

Lack of assistance with luggage - no personnel. Breakfast is included which is fantastic, but there needs to be more clarity on what is NOT included in the inclusion. We ordered extra bacon / sausage, fruit and at check-out found out there was a charge. It is on Main St. but really not walking distance to the lovely shops and restaurants on Main St.

"Wonderfully comfortable room, excellent breakfast, outstanding staff and perfectly located."

The staff was terrific. The foot was excellent. Location was perfect for the big group, 27 people, who primarily stayed in a large rental property, a short walk away. The room was very nice. We also want to buy the type of bed they have because we both woke up without back pain every morning! Something that doesnโ€™t happen at home! I donโ€™t think the staff could have been more helpful. It was a short walk to the shops and restaurants, and bike rentals. We would stay at the Queen Anne again.

We booked at the last minute and got one of the 2 or 3 dormer rooms on the 3rd floor. So there were lots of stairs to climb and the angled ceiling made the room seem a bit smaller. It was still very comfortable and nice. If they only had that room again, I would still stay there. I would just book earlier and try a room one the 1st or 2nd floor.

"Good location near downtown and nice staff but way overpriced based on the condition of the facility"

Good service and nice environment overall. Large room. Near downtown.

Breakfast not great if you want anything that includes eggs -- they did not seem like real eggs and our party did not finish that breakfast. Ordered bagels the next day. No bottled water available anywhere. Outdoor patio had an old hot tub that was not in use and dirty.

"Pretty hotel in good location, lovely staff"

Staff were lovely. Great location. Pretty hotel - old world. Breakfast was fabulous.

Wifi was very poor. No lifts (understandable due to the old world nature of the hotel) - stairs challenging for luggage but very helpful staff.

"Superb"

We loved our stay at the Queen Anne Inn. The staff were very friendly and helpful, especially the waitstaff at breakfast. Our room was comfortable, and the perfect size space for our family. The complimentary full breakfast was a great amenity. The food was delicious and very filling. The fire pit area was very nice at night. We enjoyed the walks into downtown Chatham and found it very convenient to be so close to the grocery store.

The only negative we had was the temperature of the pool. It says it is heated, but it was just a little too chilly for us!

"Seniors try for a 1st floor room"

This old established bed & breakfast with many features that are desirable, it is near to the center of Chatham, has a beautiful pool, good breakfast, and a warm and caring staff. It is clean. But for elders, seniors, the choice of a first floor room is essential as the stairs are long and narrow. The toilets are old and very low. The shower has no safety bars. You must also we wise as to the breakfast menu which is designed for visitors and every item has an associated price; you do not know what is included and what is not, the staff does not tell you either, buyer beware. There are no afternoon treats, you are own your own; but the staff is happy to help with reservations for your evening meal.
