Location is good, it's close to downtown, parking is very reasonably priced, room is quiet.

Room price includes a free coffee and a poor pastry, you can't call that "breakfast included" by any standards. I have never seen a bed for two people as narrow as the bed in their standard room. Only 137 cm (54 inches) wide, impossible for two adults to have a normal sleep on it. I would never stay in a room with such bed again! Interestingly, despite a small room there is enough space in the room for a bigger bed, at least queen size.

Location was amazing. Walkable to my conference at the Westin Copley, but also to the gorgeous Boston Public Library, theaters, and unmissable Boston Museum of Fine Arts. I appreciated the discount at the cafe downstairs. Comfortable bed, good thermostat (so hard to find a decent thermostat at the hotel that actually does the job), nice shower. Also very soundproof. I was there during the Pride Parade (awesome) which was loud (less awesome), but I couldn't hear the festivities from my room.

OK, coffee not great - granted I'm from Seattle and my expectations are high. The first day I was there, the promised free pastry was not offered but I had to ask for it (and then I did not want it after glancing at it). It was not made clear to me that I had to put a sign on the door asking for the room service, it should have been made clear when I checked in. Also what's up with not having a chair in the room? I mean it would be nice to be able to sit down and have a meal in the room. I appreciate the place is small but it's not that small.
