The property was recently renovated. It was very nice and the staff was accommodating. We will definitely be back.

Front desk staff upon check in was not trained...room was fine but not super clean...although free breakfast was listed in amenities, there was nothing except in room coffee...was not mentioned at checkin so we could make other breakfast arrangements...they have some things to work on before they charge $160/night for a room as we paid

I stayed here overnight as part of a cross country moving trip. There was ample parking for my pickup and trailer. The desk staff at both check-in and check-out were very friendly. The area is quiet and the A/C worked. I will definitely stay here again on my next trip to Waverly.

Stayed here one night and that was one night too many. Both hot tubs were broken. Air conditioner broken. Beds were like concrete. Kept waking up in pain. Old and very dated rooms. Will say it was fairly clean though. Staff was kind. When we checked out we asked for a receipt and guess what? Printer was broken.

This place is big and beautiful! The rooms and lobby bring a certain sense of class and style that still reminisce of the original grace of the hotel. Beds are very comfortable and the staff is so friendly and helpful! We loved the indoor pool and lounge. Everything made us feel so welcomed and at home! We would definitely recommend visiting, if you're staying in Waverly, the rates are incredibly competitive and the atmosphere is cozy and relaxing!

We stayed in this facility over the horse show in town and found Bed Bugs.. Cheap and dirty hotel. We asked for room change but looked at another room it was same looking so decided to check out and they have not even offer us refund or apology.

It was rely great it was a great place to relax right before my piano competition at state. (i won) After that the breakfast not much but the swimming pool was very nice. Also It is in a great location and the staff are rely nice. I do not know why other people think it is bad it is just old but nice.

I booked this hotel last minute for homecoming as it's in a great location-one of the only walkable hotels close to Wartburg. Before I sat what's wrong there was something right - the staff is incredibly nice and helpful-no complaints there! This hotel still has smoking rooms which I did not know existed. We checked in and were put in a smoking room-the smell was so bad that we both got headaches. But the first desk was great and switched us rooms. The second room was non smoking but had what looked like black mold, soggy carpet, rotten floor boards, ripped wall paper with more mold under it, water damage, and what looked like bed bugs (could just be bugs but they were on the sheets). We ended up leaving and traveling to Cedar Falls to stay in a Marriott. The staff offered to help but since I booked on Hotels.com I knew it was a 3rd party and they could not offer a refund-but they were very helpful. I'm just in shock that a huge chain like Americas Best is letting this hotel have their name. This hotel is definitely not approved for guests-if there are some kind of hotel standards or codes this hotel is not up to standards. I hope there are some changes made as this hotel is on a great location and could be wonderful.
