Sands River Hoi An Villa

Very quiet

Short walk to the beach & also right by the river.

hotel has some potential — the building is nice, the location is decent, and the bed linen is of good quality.

We came as a family for a long weekend getaway from the city. We often stay in boutique hotels like this one when traveling in Vietnam, and we usually have a good time. When we booked, we asked for two rooms next to each other because we were traveling with children. The hotel confirmed it was possible, so we finalized our booking. Before arriving, the owner offered an airport transfer from Da Nang for 440,000 VND for a 7-seater car. It was slightly more expensive than Grab, but it was quicker as someone would be waiting for us at the airport. Upon arrival, we were surprised to find that the two rooms were on different floors — one on the ground floor and the other on the first floor. Although the owner tried to find a solution, it was frustrating to have to push and negotiate for something that had already been agreed. The next day, she moved another guest so we could have the rooms as originally booked. Once inside the room, we noticed a strong damp smell and humidity. The bed sheets also had an unpleasant odor. This is likely because the rooms are closed without proper ventilation or regular use of air conditioning — a common issue in Vietnam’s humid climate. Either you need to keep the AC running or store sheets in a dry place. We left the AC on in an attempt to reduce the humidity, but the owner kept entering our room to switch it off. She even threatened us for leaving it on. (In most hotels, keeping the AC on is not a problem. If there's a risk of electrical issues, maybe the system itself needs checking — not the guests.) When my wife mentioned the damp smell, the owner replied that my wife “must have a broken nose.” This kind of comment felt very disrespectful and unprofessional. After that, we asked that housekeeping only enter to clean and change towels, but this was not done. Breakfast was average.

location is alright if you drive a motorbike, in a quiet neighbourhood. river across the road with open views and beautiful night sky. can see the river view in the family room.

it's does not look like a hotel or villa. it's more like rooms for rent in a big home. you must walk up the stairs to get to the room. the host was also too eager to get a 10/10 score by reminding me multiple times.

The hosts were so kind and helpful which made the stay so much more special than it already was. Location was perfect as it was quiet with beautiful river views while not being too far away from the action, 15 minute taxi to the old town.

That we couldn't stay longer.

WE had The best time at Sands River. The Lady was beyond helpful. Lost My Passport and she helped me with everything to geht it back without charging anything. We could early Check in and even stay longer before our train arrived to use the pool etc. When the Power went Off, she immediately helped to ger it done. The Location ist perfect to be at the beach, and see Hoi An. WE could use bycycles for surrounded excursion.

We had an amazing stay for 4 nights near Hoi An! So far it was one of the most relaxing homestays we‘ve ever been to and Mrs Hiem was extremely kind and easy to talk to! She helped us out with every single little question that we had and we noticed how everyone takes an extra step to make the stay as comfortable as possible. The whole atmosphere was very warm and the rooms were clean and well looked after! There would have been a huge option for tours and activities, but biking around the area, going to the beach and visiting the old town was already very lovely. Would definitely recommend <3
