"Delightful inn keepers homey comfort delicious breakfast"

Perfect location close to Texas Tech campus. We stayed in the main house which was comfortable

Particular room was close to road and front door. Ended up using white noise app on cell. Will pick a different room next time. Breakfast was delicious but portions were small.

the home was welcoming, the staff was wonderful. Dave and Dawn, the owners, are GEMS!!!

the road construction made it a little confusing but that will be over and out of the properties control.

Great location

Although I do believe she had good intentions, the host was passive aggressive and overly familiar with us. We stayed there while dropping out kids off for their sophomore year at Texas Tech and multiple times, in front of other guests, she asked my wife if she had gotten emotional and cried yet and if she was going to be okay without her kids at home. It was as if she wanted her to start crying right then and there. Then when we informed her that we would not be having breakfast at the B&B on our second morning, so we could have breakfast with our children before driving home, she made a comment about that being "rude" and she guessed we didn't like our breakfast the previous morning. Again, I think she was trying to be funny but it didn't come across that way.
