Small room but perfectly formed! Great bathroom. Central location great for walking everywhere.
The hotel basically looks a lot better in its pictures. The off hotel shared reception is like an old street taxi cabin. The bathroom looks like someone has gone crazy with a few tubes of sealant. The room was very small and like a sauna with no heating on. The window was single glazed and not tight meaning that even on the third floor passing people and cars/trucks was waking us up all through the night. Bed was rock hard. Generally just a very uncomfortable stay that felt like a YHA. Would recommend ten hill place next door instead.

Straight forward
Lovely room Small but all you need for night in Edinburgh. Local to the station and the main attractions etc.
No air conditioning hardly any ventilation apart from a small window you have to climb across the bed to get to A broken blind to give you privacy from on looking residential properties opposite But the rest was fine A cross between hostel an hotel No welcome flash reception But it works It's central It was reasonable maybe overpriced Breakfast was OK but not worth the extra on the room probably better to eat out Overall I would stay again but prepare to take the lacking to make it better
Positives: the bed was huge and really comfy. The room was small but pretty clean and nice smelling hand soap. Negatives: there is no lift so you have to carry your luggage up to 4 flights of stairs. It was pretty hot weather when I stayed and their is no air con. I left the window open all day and came back to the room smelling like fried food which was pretty gross - I think there might be a kitchen below. As some other review have mentioned, below some rooms lots of deliveries happen on the ground floor, so it's really noisy. I got woke up a few times in the night by banging from the van doors/deliveries/cages on wheels crashing into things. If you are visiting in the middle of winter it might be okay, but would not recommend during summer/warmer weather. The staff were really nice and friendly so shame about the room.
Hotel is small but has everything you need, great location, lovely clean rooms, big tv and beds are so comfortable!
When we arrived we thought we were staying with the students (a 50’s couple). We were pleasantly surprised. A nice modern room lots of usb points and plenty of tea and coffee. Great shower too.
