Location perfect for sightseeing all areas of cape Cod. Breakfast at Jack’s Outback was a great recommendation.

This feels like a Victorian house with a back building. While the house is 300 years old the interior has been renovated. We met Jim in the back room who gave a very firm handshake and welcomed us to the inn and proceeded to give us a tour of the B&B as well as the features of our room. It was very personalized, although it felt a little much to explain the workings of the coffee machine in the room. The highlights of the hotel were the tiny bar and the patio with propane fire on glass chips that we connected with another couple. Additionally, there is a nice grassy area with Adirondack chairs. The room had nice sheets, plenty of towels and was comfortable. The air conditioning was good and even a little chilly. The drinks were good, but pricy $16/ea then tip.

I went in around 7:30am to the main area as the coffee was hyped up in the tour and I thought there might have been some small muffins or anything. I tried the Keurig coffee maker in the main room and I could not get it to turn on and yes it was plugged in. I was disappointed I couldn't even get at least that. One of the staff members came in at 8am and turned on a few lights, unlocked the front door and was milling around in the kitchen. I realize there was no breakfast with this stay, but a warm coffee pot is not a lot to ask for... The back of the inn between the guest house and main lodge is a little dilapidated. Also, after going out to eat for dinner, we wanted to take a walk nearby and as there is no sidewalk and cars were whizzing by, so we walked awkwardly on the sloping grass down to the main green area. While there is definitely some charm, for $330 w/ tax in the off season, this just felt like not enough value for us.

Location was good for our plans. Our host was very accommodating to a couple of requests for room changes upon arrival.

We expected a bed and breakfast operation. We were surprised when breakfast was not served. A mistake on our part. Our room was comfortable enough but very small. Quite overpriced for the accommodations in my opinion.

This property was clean and well maintained. There was ample parking and the staff was very friendly.

Spider in shower with a big web. Dirty bath mat. Terrible coffee machine in room. Had to call while we were waiting to check in because we could not find anyone. Half eaten pretzel under bed. long black hairs in shower and all over bed spread. No bar soap to wash hands BUT THE VERY WORST WHICH I DID NOT SEE TILL I LOOKED UNDER THE SHEETS TO MAKE SURE OF NO BED BUGS WAS WHEN I LIFTED THE FITTED SHEET OFF TO FIND BLOOD STAINS ON THE MATTRESS COVER. I was so disgusted that I could not even take a picture of it. I could not wait to leave.
