Room was nice but staff was hardly around. People without breakfast had nearly nothing else offered

Guests beware: this is a self-proclaimed B&B that provides breakfast to only some guests. The only way to know that before making a NONREFUNDABLE reservation is to somehow understand that because "breakfast" is not included as a "amenity," the room in this "B&B" doesn't include breakfast. Clearly, I am not the first to have this misunderstanding, as the room has at least three notices stating in large letters, "this room does not get breakfast." When I mentioned this, the proprietor stated in part that the high price of eggs made it impossible for a breakfast to be provided -- with a room cost of almost $300 nightly. Never ever again.

It was very cute. We stayed in two rooms (3 and 4 in the annex. The Inn Keeper was polite and helpful when we checked inn. We enjoyed coffee and tea from the main house. It was nice being able to walk to the gazebo and to restaurants. We enjoyed the reading materials. The Gilmore girls flyer, and note about the past famous guests to stay here were fun to read.

It’s so bright in the room. (The AC unit has a bright light on it, and you can’t turn the light off outside the room and it shines in the windows) Even with all the lights off, and the blinds closed you can still see everything in the room. I didn’t have a sleep mask- and had to put a tee shirt over my eyes in order to sleep. Wasn’t in love with the pillows.

Buyer beware: Have you ever heard of a B&B that only provides breakfast to some guests? I hadn't. It turns out that the only way someone knows that a particular room doesn't include breakfast, prior to paying, is to surmise the same from the fact that breakfast isn't included as an "amenity," or, after making a NON REFUNDABLE reservation, reading the fine print AFTER paying a non-refundable reservation. When I mentioned my surprise, the proprietor also noted that my reservation, about $300/night, wasn't at a high enough price point to cover the price of eggs. (Yes, he really said that.) I wasn't actually in the Inn, but some in a row of rooms about 5 feet from the road. Worst value in a B&non-B I've experienced, alas.

We liked that we were able to stay in a separate bedroom than our kids. It was also very clean and quiet.

It was a little awkward that the suite opened to the master suite from the outside and it would have been nice to be included in the breakfast in the house.

This is a beautiful inn with rooms available in the main house. We stayed in the annex and unfortunately the room was too bright and stuffy to sleep properly for our one night stay. However, on the plus side the annex had access to the main house which had a beautiful sitting room with games and food and drinks available. I would conclude : consider paying more and staying in the house itself.
