no included breakfast if you booked rooms in the annex. small size of the room. tight for four people.

The place was nice and the manager was very pleasant. The only problem was that there was no breakfast offered in the B&B if you stayed in the annex. This might be a miscommunication between Hotels.com and the hotel but it should be specified during booking.
