I have filed a Chapter 93A complaint against InnSeason Resorts, for what I believe to be unfair, deceptive, and predatory business practices. The sales presentation promised premium access to HarborWalk and flexible vacation options. In reality, availability was effectively restricted to a single fixed week per year — an off‑season period that did not meet my needs. Any attempt to book outside that limited period was met with “no availability,” and I was steered toward an external exchange program (RCI) that involved substantial additional fees, strict advance booking requirements (often 12 months ahead), and expiration of usage rights. These material restrictions and costs were not clearly disclosed during the sales process. The benefits were misrepresented at purchase, and when I raised these concerns, proposed “solutions” focused on upselling or redirecting to other products instead of addressing the original misrepresentation. In my opinion, this conduct reflects aggressive sales tactics and a lack of transparency that fall short of fair business practices. I urge potential buyers to carefully review all terms in writing before committing.

Property was in a great location within walking distance to the ferry and downtown Falmouth. Nice pool to relax in and grills to cook out. staff was attentive and friendly.

The bedding was comfortable. We had a deluxe studio which was spacious and well appointed. Air conditioning worked well and wasn't too noisy.

Stayed five days and enjoyed easy accessibility to ferry, restaurants, and shopping.

The hotel was very clean and well maintained. The employees were very friendly and helpful. Appreciated the lovely harbour view.

Great location. Very large rooms. Very clean. Bed was comfortable bed, though I would have preferred to have an option for a king size or two doubles. Walking distance to a great pub and a grocery store. Fully equipped kitchen. Reasonable price. Friendly staff.

This hotel was in a good location across from the harbor about a mile walk to Falmouth heights beach and town. Service was great they allowed for an early check in and a late check out. Very clean the room had everything we need. It was a great stay.
