"the worst experience in big island"

I don't understand why when we checked out, the landlord was very rude and told us to get out immediately because the children got up early due to jet lag and might have caused some noise.

This place is great if you're an uppity hippy. I'm not. There weren't enough curtains to block out light, we were in a room under the stairs so woken up early (6am) by guests walking up and down. That's understandable and happens. The negative aspect for me was that the first photo shown on Expedia is of a kitchen, which it turns out is off limits. The owner arrogantly explains it's the fault of AI, while telling me to supervise my very quiet children in the shared game room...not to mention they have no water in their coffee area, and they serve costco coffee instead of one of the MANY local coffee farms products. My kids wanted to stay there partially because of the dog photos shown...but you won't see them because they're kept on the owners patio and told not to excite them or give them attention. But don't worry, you'll hear them running on that balcony, cause it's above your head, at midnight. This is someone's home that they are gaining profit from, fine, but charge 100 a night and not 200 a night for your (at best) very average accomodations.

"Save yourself $100 per night and go glamping instead."

7.0

The property is beautiful and was in a great location with a short drive to South Point, Green Sand Beach, the Black Sand Beach and cute town of Naalehu. Good stopping point, almost halfway between Kailua-Kona and Volcanoes National Park. Rooms are actually pretty big but the beds are packed in. Great for just my wife and I but could be cramped for a larger group if they maximized people to bed ratio. The coffee deck and patio were great for hanging out sipping the complementary coffee and enjoying the “garden” view.

Name of property is misleading, this is definitely more of a retreat rather than a resort, it’s a large house on a macadamia nut orchard with a pool, which we unfortunately didn’t have time to use. We got in about 8:30pm after a full day hiking in the Volcanoes National Park. Host was waiting for us and was very informative and attentive. Glad we decided to eat dinner before we checked in though as we found out on arrival from the host that the kitchen is off limits, even though it’s clearly displayed in the pictures of the property on Booking.com. We were planning on making spaghetti after arrival but we got too hungry from the day hiking and didn’t want to drive the hour and then cook. Dodged a bullet there as I’m not sure we would’ve had any luck getting food that late close by. The first room we had was nice and large but smelled musty and had a critter under our room munching on macadamia nuts starting about midnight, it was very loud! I called the host, left a VM, and messaged her through the booking. She didn’t get any of these, which could’ve made for a horrible night sleep. She happened to stop by around 1:30am to inform us the volcano was erupting if we wanted to watch it live, which was a nice service she offered upon arrival and we accepted, thank god. Host apologized for the noisy critter and moved us to a new room which ended up being perfect. I found it odd the next day that she told me the rat eating macadamia nuts under the stairs inside the room was a constant problem that they been trying to fix but it kept coming back. If I paid for a camping experience it would be one thing, but to pay $200 a night for this “resort” experience was pretty frustrating to say the least. Thankfully we only had to endure for it for a couple hours and not the whole night! This was our splurge after glamping for 7 nights. We really wanted to love this place, but it just wasn’t worth the extra money spent for the experience we had.

We picked this room for its location so we could hike to the green beach the next day. Sadly, bad weather (with thunder and lightning, high winds and power outages, flash flooding) changed our plans, but the facilities were nice. The hostess was friendly, this is her beautiful home and she rents out five or so rooms. There is a covered wrap around porch with a fridge, microwave, coffee, tables and chairs for guests to use. She also has some games, workout area and theatre room guests can use. Our room had two beds and lots of space. There are three friendly dogs on the property ,they were kept in during our visit due to the storm. The property is beautiful!

The bathroom had a very small shower for the space it occupied, the bathroom space itself was actually quite large. We had a family room with two beds, but only two of us were there, and thank goodness. My sister would have struggled with the shower and the three steps to get into the bathroom. I also asked about leaving luggage somewhere while hiking, but she said no which was disappointing. This may have changed where we chose to stay but it was my bad for not asking these questions first. Next time I'll know to ask these questions before finalizing the reservation. Also, it is quite a long way from parking to your room to haul luggage and belongings in. Not a big deal, just something to be aware of.

So much to explore and we wished we had more time, we stayed a few hours :-(. Maybe a $100 per night sale per night every once in a while. Great place if you like wildlife, dogs ( large poodles, Great Pyrenees, etc.) nature sounds that will penetrate glass windows. Alex met us at the door and showed us to our room so we felt welcomed to their farm house and left us a print out in case he missed us. The cold, salt water pool with water slide, floats, LED lit, was nice after a long travel day. 23 minutes or so from the Papakōlea Green Sand Beach. EV charger/extension chord from the pool area would make it so awesome for this EV dessert ;-) A tub for used mugs plates would be nice so we know that they will take care of the dirty dishes. Also, plates , bowls and metal eating utensils would be nice since we want to travel sustainability whenever possible. There’s an outside refrigerator and coffees, teas, hot chocolate station with macadamia nuts for guest is so well thought out. Games, fun activities, a movie home entertainment area, outdoor shower. Fruit Picker, yellow in color, beckoned us to explore before the night floods in. After sunset solar flaming lamps flickers along the pathway through the manicured thick grass, orchard, we were fortunate to taste a pink guava, my son grabbed it from me since he loved the favor so much. Other creatures were also sharing the abundance of this 8 plus acres estate, up to the pine tree line, Alex mentioned.
