Property Notes

Cancellation Rooms canceled after midday three days prior to arrival will be charged in full unless the hotel is able to resell the accommodations. For rooms canceled prior to the cancellation deadline (or where the hotel has successfully resold the room) deposits will be retained and may be redeemed against future bookings for a period of 6 months from date of cancellation. Access Guests have 24 hours access to their rooms but reception does close at 8pm. The hotel does not have a elevator and accommodations on the 3rd or 4th floor may not be suitable for non-ambulatory people. Children & Groups Unfortunately, our guest house is unable to cater for children under the age of 12. For the consideration of other guests, our guest house does not accept any groups such as stag & hen parties, but not limited to. Any group bookings made at Brighton House will get canceled at no cost to the guest house. The property does not accept any groups including bachelor/bachelorette/birthday parties. If any group bookings are made over two rooms, the Brighton House reserves the right to cancel your booking and any relocation costs will be down to the guest.This property does not accommodate bachelor(ette) or similar parties. Please inform of your expected arrival time in advance. You can use the Special Requests box when booking, or contact the property directly using the contact details in your confirmation. A deposit may be required at the property.

"Lovely rooms and the host Carl is excellent."

Clean, central and although small, the budget room was cosy! They offer tea making facilities too.

Typical of many Brighton homes, the floorboards creak but that’s not a big deal really.

The location was just what we needed. We even managed to to walk for a dip in the sea in our dry robes 😊 Short walk into the town centre for the lanes. The hotel was really quiet

Great location and not directly on the noisy beachfront. Great rooms with comfy beds. Clean. Feels private. Concierge was friendly and helpful.

The more private, local, small-business feel was pleasant but might not deliver for those who want a more enterprise experience (e.g. no breakfast, not a 24 hour concierge) I wasn’t entirely sure when the place was or wasn’t manned. When checking out we had some time before our train and wanted to leave our bags for a bit. A “we can hold your bags for a few hours after checkout” service to save me calling to ask might be interesting to improve future experiences.

Alles war wunderbar. Für einen Dusch-Fan sind die Kabinen recht klein..... es gab keinen Kleiderschrank. Wir sind Koffer-Touristen also kein Problem für uns gewesen. ...

"Excellent location to explore the delights of Brighton."

2nd visit to Brighton House. Once again it proved an ideal location to explore Brighton. Close to the beach & other attractions but quite, the square out front is a lovely sun trap for relaxing in. Staff, Carl & Lucho were very friendly & accommodating, with good recommendations for breakfast, The Regency over the square was excellent. Although Brighton House is currently being refurbished it didn’t affect our stay, room was very comfortable and we look forward to returning and seeing all the results.

Carl was amazing, informative and friendly. The room was great. Location was spot on. Was really happy with everything. Tried to extend our stay for one more night, but it was fully booked, which is no surprise.
