Property Notes

Cancellation Rooms canceled after midday three days prior to arrival will be charged in full unless the hotel is able to resell the accommodations. For rooms canceled prior to the cancellation deadline (or where the hotel has successfully resold the room) deposits will be retained and may be redeemed against future bookings for a period of 6 months from date of cancellation. Access Guests have 24 hours access to their rooms but reception does close at 8pm. The hotel does not have a elevator and accommodations on the 3rd or 4th floor may not be suitable for non-ambulatory people. Children & Groups Unfortunately, our guest house is unable to cater for children under the age of 12. For the consideration of other guests, our guest house does not accept any groups such as stag & hen parties, but not limited to. Any group bookings made at Brighton House will get canceled at no cost to the guest house. The property does not accept any groups including bachelor/bachelorette/birthday parties. If any group bookings are made over two rooms, the Brighton House reserves the right to cancel your booking and any relocation costs will be down to the guest.This property does not accommodate bachelor(ette) or similar parties. Please inform of your expected arrival time in advance. You can use the Special Requests box when booking, or contact the property directly using the contact details in your confirmation. A deposit may be required at the property.

"Comfortable rooms and near the beach."

Good location near the beach. No parking, but nearby car parks. Lovely staff, who even packed us a breakfast to go as we had an early flight. Clean rooms with tall ceilings for my tall husband. Good communication.

The main hub of Brighton is a bit of a walk down the road, which is good if you like a stroll. There is no parking and the car parks are not cheap. The car park in Regency Square is not open 24/7, so need to be careful that you have access to your car when you need it. There are other car parks nearby. There are some stairs to walk up to your room and no lift.

"Perfect place to be, near everything"

How open and clean the whole place felt. And how spacious the bedroom was.

The breakfast, the members of staff talking in the back room loud enough that you could hear every conversation while it was really quiet in the breakfast room

The best things were the location the stuff and the free breakfast. The stuff we're friendly and efficient and attentive. The location was ideal because it was near the sea and the promenade but only a few minutes walk to the city centre. The free breakfast was fantastic because it was healthy and the was a wide selection of food to choose from. Though was cereals fresh fruit yogurt Meats croissant's etc and also soft boiled eggs. All in all we thought the hotel was exceptionally good value. We would definitely stay there again.

There was nothing that we disliked. The room was small but we had our own ensuite. We were out all day so did not mind a small room. We were on the fourth floor but we did not mind the stairs.

"Very satisfying short break."

Small and friendly. Very quiet and in an excellent spot, right next to the sea front.

Bedroom was very small and took a long time to get hot water to the shower.
