Whilst it is a lovely property it does need the decor refreshing and changing of bedroom carpets as ours had cigarette burns on it

Staff were very friendly and helpful. Hotel was in fantastic location in walking distance to most things. Room was clean and bed was comfy. And breakfast was delicious.

Great location, but the hotel does not match the photos or descriptions. While I appreciate that Rye is a historic town with older buildings, the condition of this hotel was far below what we expected. There is no pool, despite what the listing suggests. Much of the property feels worn and poorly maintained, with threadbare carpets, chipped tiles, and sinks in several bedrooms. Staffing is also a concern — there was only one person on duty during the day and no staff available in the evenings. This made things difficult, especially for older family members, as there was no assistance with luggage. Basic amenities were lacking. We were unable to get cold drinking water, and there are no mini-fridges, water coolers, or ice machines anywhere in the hotel. During an extremely hot week, the cleaning team left all curtains and blinds open, causing the rooms to overheat to uncomfortable and potentially unsafe temperatures. Some simple training and attention to guest comfort would make a big difference. The “balconies” are actually small, rotting wooden decks overlooking the car park, which was disappointing. Additionally, be aware that parking in the hotel’s own car park incurs a daily charge because it is managed by a private company. Overall, the location is excellent, but the hotel itself needs significant improvement to meet the expectations set by its online presentation and the costs.

The hotel is runned down,the room was dirty and dusty,every where you look it's in a poor condition, carpets are dirty and there are holes in the curtains. It's a sham because the location is really good.

Communication - Telephone didn't work to call the reception from the room. Lookout Rye don't answer the telephobe when called from my mobile. Open and honest about parking charges on booking. I found out about the parking charges, just before arriving. Found an ant in the bedroom. Breakfast was ok.

Het team was fantastisch. Zag wat er gedaan moest worden. Alleen de dame die er rondliep. Die was alleen bezig met haar telefoon, zag de gasten niet, zag geen werk. De gasten moesten het ontbijtbuffet verder inrichten met bestek en voedsel. Ze liep niet rond en wanneer ze naar klanten keek, kon er geen glimlach vanaf. Kortom, geen adder value voor het hotel. Het personeel dat de dag daarop werkte, kon de rommel opruimen die zij had laten liggen. Die zagen wel werk liggen. De rest was uitstekend.
