Room was modern and very well furnished, with added bonus of a coffee machine, bed very ! comfy. Shower room beautiful with excellent shower and also had full size complementary products. Andy the owner very friendly and helpful even carried my bags upstairs. The location is perfect very short distance away from the centre of Keswick or Derwent Water. Hope Park practically on the doorstep

Very limited parking available only two allocated places for hotel which were occupied for two of the days I stayed.You could park outside between 4pm and 10am. Trying to find parking between 10am and 4pm very difficult so I had to park my car some distance away during the day.

The location was perfect, close to town and the lake. Andy was the perfect host.

Wobbly bed tops! Was told it was purposeful thing however knocking our leg on one sometimes hurt as they are square and stick out a little. A minor inconvenience during an otherwise very comfortable stay.

Location was perfect. 5 mins to the waters edge and parks. 2 mins from all the shops, pubs and cafes. Such a clean ans lovely outdoorsy place. Perfectly located to get the boat around the water and we did the cat bells walk with our child and dogs. Family suite room had 2 bedrooms and 2 bathroom and was very spacious and with great views and quiet being on the top floor. Andy was a great host who ran the place and even let us park on his drive for the few days we was there. Great place and would defo stay again.

The only down side was that due to covid and staffing issues, there was no breakfast included or available at the house. But with so many places to eat just out the front door we wasn’t too bothered by this. Also there was about 50 steps up to the top floor suite that we had which might be a problem for older or disabled people but again wasn’t a problem for us as we was there for walking and hiking so a few steps wouldn’t put us off. If anything it just made our room quieter and better views of the sun sets.

The cost - very expensive

The room was lovely and clean. It was spacious and the facilities were great. The beds were comfortable and the owner was kind and helpful. Location was fabulous and near to everything!
