"Expensive B and B . "

No spare loo roll in room- none at all in public loo. Check in says 13.00pm- was told room not ready. Sheets drying on radiators in corridors. When we arrived a cleaner was hanging out of an upstairs bedroom smoking. Room in basement next to laundry- clean but under kitchen so woken by noise at 6.30am. Bathroom had large beam over wash basin so dangerous when cleaning teeth etc. Cooked breakfast fine. 'Continental ' a bit sad- slices of cheese in plastic wrappers and something approximating to ham under a plastic cover would be better left out. Never actually checked in-told to come back later and given key then ( we were late as had been to festival)-never signed in at all. On good bus route into city- quite a long walk ( the 20mins in the blurb somewhat optimistic). Expected better for the price- but it was the festival.

"Excellent"

Very satisfied with the Guest House. Approximately 25 minutes walk into Edinburgh Centre and also good bus service. Chosen because of "free parking". However with only 3 spaces shared with a large wheelie bin we were lucky to be able to park. There was a fire extinguisher outside the room ( in basement) but we could not see any advice as what to do incase of fire. Room was spacious, tastefully decorated with plenty of storage. Good choice of food for breakfast. I would use the guest house again if I could be guaranteed a parking space.

"ok beds, small room, moldy food, good service"

we were a family of 4 staying for two nights in July 2017. The room was ok, not much space to open our luggage, but there were 3 beds, and an ensuite bathroom. The beds were comfortable enough, though there was very little space (about a foot-ish) to walk around the beds. the hosts were friendly and helped us to get a taxi to downtown. Their breakfast was good, both hot and cold. One morning they served moldy croissants though, that was kind of gross, but they came out with a fresh batch (store bought in a bag, not bakery fresh) and that seemed good. We had a little food we brought with us, and they were kind enough to supply us with a couple of plates and forks to bring up to our room which we brought down the next day. They were friendly, the room seemed reasonably clean, though maybe a little worn. I'd say it was an ok place to stay. there are 3 parking spots out front, if you bring your own car.... just make sure it isn't very wide. our rental was a bit squished and couldn't fit beside the people mover van that a group of 8 guests came in.

"Top class service"

Friendly staff who could not have been more accommodating. One morning I had a lie in, wife went to breakfast and staff offered for her to take it up to me if wanted. On day of leaving wife was at seminar until 5pm. When I asked about parking in Edinburgh between check out and then, they allowed me to leave my car at the B&B. Give them a go, you wont be disappointed. Great customer service and advert for Edinburgh.

"Nice hotel, pleasant staff"

This is a nice hotel. Close to the bus stops to get into town (otherwise a twenty minute walk). The staff are very pleasant, the room is clean and accessories are acceptable. Breakfast covers all the usual cereals, yoghurts etc, but if you want your porridge before your cooked breakfast you will have to ask, as it always arrives after and is a very large bowlful.

We received a room in the basement. When we expressed our dislike, a choice on the last floor (a kind of 3rd floor with no elevator) was given to us. We took the basement option. The room smelled of mold and we had a bug infestation (ants and some kind of mosquitoes) in the bathroom. The cable tv did not work for a couple of days (out of 4). The only nice thing about the Edinburgh Regency Guest House was the staff, which was really friendly. But the place was unfortunately understaffed. The lady at the reception had to receive guests, vacuum-clean, prepare breakfast, change sheets, etc, etc. She was overwhelmed with tasks, but she still managed to find a smile and a nice word for the guests. I recommend to the owners of the place to double her salary, hire more help, and also use a laundry service for the bed sheets, which are currently washed in house and let to dry ob the radiators on the hall in the basement. As for the location, the house is pretty well connected to the city center.

"One Night in Edinburgh"

The room was clean and able to sleep 4 people. Friendly service with breakfast. Within walking distance of several restaurants.The shower door did not work properly and there was broken tile in the bathroom. Overall a very pleasant stay.

"Edinburgh experience"

So this B&B is in a great area! Unfortunately, the staff doesn't advise you about the surroundings. Although they were great people, very friendly, and happy to answer any questions they never told us about it. Breakfast was good and they try to accommodate your request within their menu always. Very easy to catch the bus which takes one into the city within minutes. Parking is tight, but free! The bldg. can use some improvements, but PLEASE keep all the old features as it makes it beautiful. Overall is a good place to spend sometime in Edinburgh.
