Friendly clean Guest House .Nice location.On leaving kindly offered to give us a packed lunch for our onward journey.

Lovely room ,very Quiet ambience Nice neighborhood Clean and spacious Excellent Breakfast Bathroom good but small wash basin with poor toilet amenities Heating and Wifi gave us problem in Room#12

In a quiet, but fairly central area. Ideal for visiting central Edinburgh.

Don't expect too much and you won't be disappointed.

Parking is free but only for the first two guests of the day . If you are told to park across the street move you vehicle before 8am or get a parking ticket like I did wasnt told that ! Other than that great place to stay. If you need cloths done suds r us one block away.

Guest house really nice would recommend to friends and family,staff really nice and helpful,suggesting places to visit ,even down to what bus to get.

Location is good. Bus stop was just near hotel. And you can walk to the center. Room was small but comfortable. They have cleaned the room every day. Place was quite. Hotel personnel was very helpful and nice. Breakfast was GREAT. They cook Scottish breakfast by request. And you got continental breakfast available as well. Great place to stay if you are not exstapicky.

Lovely staff. We arrived at midnight and the manager was courteous and helpful. Room simple but very clean. Could have done with water glasses in bedroom and better coffee at breakfast but otherwise everything fine.

Our reservation indicated that there would be three of us and only after i provided proof were they will Ing to help. They found a lumpy rollaway bed and crammed it into the room and then proceeded to increase our confirmed booking cost 40 pounds a night. No A/C No bottled water in the rooms No Toilet Paper mold in the shower it was noisey and stuffy---NEVER AGAIN
