We booked a room with a king bed, air conditioning, and an iPod dock. The room we got was in the attic, and lacked all of these amenities. It had a piece of broken furniture and dirty sections in the paint. The decor was strange and the bed was hard. The Sandaig was accommodating with our check in, giving us a code and leaving us a key. It’s in a row of bed and breakfasts with free street parking and borders a nice park. It’s within a mile of many restaurants and pubs in the Leith area. Overall, we are disappointed that we paid £175 for something that didn’t meet the description given.
Nice repurposing of older buildings. No complaints. Got a good night's sleep and public transport was nearby and convenient. Shower/toilet across the hall was fine. Hearty breskfast in the morning. Friendly covos with Andy. No complaints.

The location is convenient to the waterfront, food and bus transportation. The staff is quick to respond to email messages and helped us avoid very busy parking a traffic is the city.
The blurb mentioned a lift but there was none available to our 2nd floor room. Take an overnight bag! Otherwise excellent value for money and we would use it again.
Good hotel most i had to ride an uber for was 15 mins so pretty close to most places very easy access all comfortable bed so all in all good hotel.

Really nice room shower and big bath. Was a decanter of sherry in the room which was topped up every day nice touch. My only question would be where are they never actually meet anybody from the hotel
I waited outside this guest house for 40min in the pouring rain with my partner ringing the door bell, calling the phone number left on the door to no response. The check-in times listed is between 3pm and 9pm. My partner and I were there between 7pm and 7.40pm. For a room that was booked at a rate of £130! I am absolutely discusted. Not only was it embarrassing enough to have my new partner standing waiting, but the fact I could not make ANY sort of contact with this guest house was unbelievable. The phone rang out multiple times, I left 2 voice messages. The camera/motion activated door bell was also rung several times to no response. I eventually had to find another hotel. It is now 10am the following day, and I still haven't had ANY communication with this guest house, despite the voice messages I left on their answering machine.
The room was generally clean, although the top of the curtains and behind the bedside tables were very dusty. We had to leave a day early in a rush, as I was taken ill and needed to get home, we telephoned the owner and explained but was still charged full price for the night we didn't stay.
