"Modern pricing for a dirty, run down room"

There is no lock system on the inside of the door. There is no ‘do not disturb’ or ‘please clean’ signs to hang. So when we came back after our first day out we had someone in our room re making the beds. We did not want anyone in our room but I guess the guests do not get a say in this….? The beds and mattress seem to be the original ones from when this hotel first opened and have absolutely no support in them. Could feel the bed frame under the dirty stained mattress. The room was not very clean and one swipe of the paneling brought up a ball of dust. Then you enter the bathroom and it honestly enraged me. The smell hit me hard. The mold on the ceiling was partially patch painted. The shower tray was cracked and tiles were falling off. There was no hot water on the first night (not that I was getting in that shower, ever!). The towel rack was rusting and there is no toilet roll holder which is a basic item to have in a hotel. Breakfast was a disgrace, two slices of dry toast with a slice of bacon in the middle is not a bacon sandwich. The coffee was cheap and not to my taste. We ended up leaving it and going out to eat. We paid €460 for two nights. . . yes – nearly half a grand!!! And for what?? Please, someone tell me for what? I am left feeling robbed. €460!!! Spend the extra money and go else where because when you spend months saving for somewhere to stay you DO NOT want to feel the way we did when we arrived. Just robbed and let down…

"Don't bother - book elsewhere!"

Simply the worst hotel. Imagine a downmarket set of student digs from the 1970's and you're not far off. Tired and dirty decor, threadbare carpets, grumpy and unhelpful management team. What a place this could be, but no: do yourself a favour and look elsewhere.

"Awful…"

Absolutely awful! Dirty and unclean Requires full refurbishment, carpets thread bare, holes in walls and ceiling Bathroom manky, black mildew all around the shower area, not to mention the free hair that came with it🤢 Also states parking available, what they don’t mention it comes at a cost of £18 per night. Only positive bed wasn’t the worst! Overall, however… look elsewhere

"Run down hotel"

This is our 4th stay. Unfortunately, we will not return. It's 2 years since our last stay and in that time the hotel has become very run down and it is in need of refurbishment. I don't feel that it is value for money and the price we paid for the room was far too high in my opinion. It's a real shame because we have always been very happy with the hotel in the past. Breakfast is a shambles, the food is poor quality and it is very disorganised.

"Don't believe the 5 star ratings!"

Read the poor ratings and ignore the good ones! They must be false. This is an awful hotel. It is dirty - the curtains were hanging off, the fabric was scruffy throughout. The heated towel rail fell off the wall if touched. The plug in the sink didn't work. The room was not even serviced first day - not cleaned; bed not made up. We ordered breakfast (£15 each) and waited 35 minutes for food to arrive in a restaurant which looks like a canteen. The photos bear no resemblance to reality. And I paid £780 (room only) for 3 nights (admittedly during the festival).

"DON'T EVEN CONSIDER the Brooks Hotel"

AWFUL! Do NOT be fooled by their website pictures! This hotel is old, frayed and often dirty. Lamp shades are broken, large garbage bins in front of the entrance. Our room smelled like they had cleaned the carpet after cat pee. I asked for a refund, they have refused. Their excuse? They offered me a different room and I didn't look at it. The main areas are as bad as the rooms and somewhere I would never stay. DO NOT TRUST their pictures!!! Sadly, I only took a few snaps in the main lobby area-- not my awful room and the trash dumpsters near the front door. Not a great area to stay in and not safe feel at night for women travelers.

"Good location, run down hotel"

Good location. The hotel itself requires much improvement to bring the standard of the hotel up to scratch. The photos on the website were not an accurate impression of the hotel. The stairs, ceilings and corridor doors were horrible. Check my other reviews, this is my first and I hope only bad one.

"Wouldn't stay again (even if offered for free!)"

I would firstly like to say I feel sorry for the staff I encountered during my stay as they were all polite and friendly despite the fact they are working with many disgruntled customers. I actually laughed when I walked into my room as for the price I paid, I was well and truly swindled! What can I say, I needed a room at short notice and all my usual locations were booked out due to the Fringe. If I had hired it as a £20 a night student bedsit I would've felt I got a reasonable standard. The wallpaper is faded and rotting, the furniture is all mismatched, broken and looks like it was picked up from a skip outside and the window latch was hanging on by a thread. The bed is just about passable and the bed linen was clean but it certainly isn't a hotel standard bed or mattress. The shower offered an ever changing range of temperatures - none of which I requested or desired. I'm not a fussy eater by any stretch but I walked away from the breakfast after one bite. The continental offering was pitiful - a few of the Lidl brioche rolls taken out of their plastic and left on a tray, some apples and oranges that had seen better days and a bowl of congealed yoghurt. I ordered salmon and scrambled eggs which arrived with some cold, barely toasted cheap wholemeal, a dried up flake of salmon and scrambled eggs that would've been too good for the bin. Again, so bad it was laughable. Fitting that I was sat on an old, soiled office chair that looked like it had possibly been in a fire at some stage. If I'd gotten this as a super cheap deal, it would do the job as a roof over your head while you explore Edinburgh but the fact I've paid more to stay here than some beautiful 4 star hotels in Edinburgh is mins blowing. Will chalk it up to experience and remember in future, if it's the only place left with rooms, there tends to be a very good reason for that. Lesson learned!

"Unfortunately not the best experience"

Good location, friendly staff and the room was clean although the carpet was stained and grubby and the bed had a dip in the mattress. The shower door didn't close properly and there was a lack of toiletries and towels in the bathroom. The continental breakfast was lacking in variety and the staff took time to replenish the food and drink there, causing a backlog of customers awaiting tables. Unfortunately this hotel does not live up to the lovely pictures advertised and it was way too pricey for what it offered. Very unfortunate

"Avoid if you can"

Having stayed at this hotel previously many years ago I thought it would be perfect for a couple of nights away with my young Son. We were in room 310 so right through the doors at the end of the corridor. The light didn’t come on when you went through the double doors so it was very difficult to see to get the key in the lock. The room had twin beds which were comfy enough. The window in the bedroom was stuck open and wouldn’t close. There was a box from some aftershave under the tv unit that hadn’t been noticed during cleaning. One of the curtains was missing a hook so there was a gap letting the light in. The shower drain must be blocked as it took forever for the water to drain. The walls are paper thin and on our second night we were kept awake by the couple next door having a screaming match. Breakfast was chaos to the point we didn’t even bother on the second morning, we just walked down the street to find somewhere to eat. It is such a shame as the building is lovely but it needs huge improvements. We won’t be returning.
