I loved the nature , trees and the birds. The thermal pools are relazing and so is the natural sauna. The room is large and the kitchen is very convenient. The staff is welcoming . We erre able to check in early and easily.

I didn't want to leave! The only slightly negative thing,is to arrive and return back you have to walk up a very steep hill if you are on foot. Luckily there are taxis if you have a lot of luggage or mobility issues, and the bus stop is super close and the beach is within walking distance to the residence so that is a big plus. I understand respecting neighbors and not yelling and making lots of noise or blasting music but a fellow guest yelled at me at 5:30 pm for talking on the phone on the way out of my room down the hall, She was getting out of the shower as she was in a robe with wet hair, and she came all the way to the hallway to ask me to shut up in french. Not very nice. I said its 5 pm and i am having a convesation as I walk out. I didn't appreciate that. I think people take the relax / no noise message from the staff too strongly. I was not disruptive or loud, it was a normal conversation.

Location was great, peaceful and green even in the middle of winter. Paco and his family are very nice, cheerfulf and attentive to guests. We had a perfect vacation despite of some stormy days. The pool with warm water was a great benefit for us. We could have breakfast, lunch or dinner with a magnific sea view. There were lemon, tangerine trees and pomegranate!!! So exotic and absolutely relaxing place! Thank you, dear Paco!

This place is absolutely superior! Don't be mistaken, if you are into "modern design sleek..." etc, this won't be for you, BUT if you are looking for a cosy clean carefree place to peacefully relax and feel like home this is definitely for you. The residence is taken care of with great love and diligence, and you are gonna feel that when staying here. Being there off season was extra luxurious experience.

nice location, the garden is very nice though most of it - the loswer part - is not properly taken care of and cannot be used. the pools are nice. The balcony with sea view is very nice. There is a delivery service which works very well and delivers good quality food

the flat needs a full renovation, the bathroom is very small and it gets easily flooded when showering. The kitchen is minimalistically equipped, but there is no place for more appliaces. You need the car to go shopping

I usually leave nice reviews, but not this time. Sorry. Please note, that you have to pay for conditioner from €10 to €15 per day. (proof picture attached). No speaking too loudly, actually we had to whisper all the time. To reach the property, you need to go up the hill, quite long distance. At arrival received 2 sheets of rules and info to read (pictures attached) In Italy you have to pay city tax in each hotel. No toilet paper, no soap provided, no cleaning during the stay. Had to buy toilet paper, soap and drag it up the hill. Road is very narrow, be careful. Nearly got hit by a car. Btw, when the owner noticed how shocked we were, he gave us a remote for conditioner as a...present.

Great 3 days break in a wonderful location. Our flat was nice with a beautiful view on the sea and the garden. We enjoyed the pool. Very easy check in

Lovely views. Very close to bus routes and also walkable (along a main road some of which is steep and without pavements) to the beach and to Forio town. There was always enough deckchairs around the pool for everyone to enjoy and pool rules meant it was a lovely and relaxed atmosphere. Extremely friendly and helpful staff (Paco and Luca) who were also very quick to respond online.

It was hard to keep the bathroom clean throughout our stay as ventilation wasn’t great. Providing cleaning products and a mop would have helped us keep on top of this. The kitchenette also could have a few more bits e.g. wine glasses and good knives.

The best thing about Paco residence is Paco himself. He’s very friendly, welcoming and helpful and lives on site. It has 2 great pools and is in a lovely location near the bus stop.

The rooms are old and smell a bit of old and damp. Dishes weren’t clean in our apartment as washing up liquid is not provided and no one had checked them to make sure they were clean - we ate all our meals out so not a problem for us. No bin provided for the kitchenette. No kettle. Double bed was 2 single beds pushed together which came apart in the night. A few small improvements could be made to make it excellent!

Great swimming pool, garden and sauna. I got upgraded into the room with a sea view without extra charge. Nice kitchenette - I could make a tea or coffee. There is restaurant, which can bring you pizza and some other stuff to the hotel free of charge. Quiet localization , 350 m from main road, no car pollutions. The beach is more than 1,5km from hotel and about 50-70m down the hills. You can take a bus part of the way.
