Stunning views, spatious rooms, great climate control, fantastic service, absolutely peaceful, and a very, very good restaurant for both Thai and western food.

Perhaps a few steps along the path to our villa could be repaired, and there was a few things that might need a little refreshing. However, overall, this place is great!

We were really looking forward to this resort. We booked the Original Thai Suite. The pictures on their website looked amazing. We are sorry to report that the actual place is nothing like that. The only positive we can say is the location and views from the terrace. That said, this "resort" is a mere shadow of what it might have been 20 years ago. I don't know where these good reviews come from. Where to start... There are many, many maintenance issues, burned out lights, cable-ends sticking out of the wall, nails protruding from the wooden floor, creating a safety hazard, just to name a few. The bath mats in our "suite" were soiled, there was not enough hot water to fill the in-room bathtub. We took cold showers afterward our half-bath to rinse off. The breakfast choices were extremely limited, and mostly cold, resembling an average 3-star hotel. Walking on the premises, we saw several abandoned units. The issues are so blatant that the only explanation I could possibly come up with is that the owner might be faced with mounting maintenance/operating cost to keep this place afloat and are skimping wherever they can. At this price-point, this complex is absolutely not worth it. Most guests probably just stay one time to never return making this even worse. As a seasoned Thailand and SE Asia traveler who stayed at countless hotels of various categories, I can truly say that the quality to price ratio here is way off. I cannot recommend Katiliya.

Large rooms, very comfortable, very quiet and peaceful location.

For a 5☆ resort the rooms are rather tired , mould in the bathroom ,grubby sealant, time for some investment and a refurbishment if they wish to keep the 5☆ rating I feel.

Breakfast was nice. Good choice. Location was secluded and has some beautiful views.

I ordered a steak the 1st night I stayed. It was terrible and not edible. I had also order chicken BBQ as a starter which came after the steak. This was nice and was filling so I didn't complain about the steak. Probably better not to order western food in Asia if it's not a specialty restaurant.
