Very friendly little B+B/hotel (6 rooms in total). Breakfast was included and you've got a choice of freshly cooked English breakfast (pick your own items from 4 different eggs, sausage, bacon, mushrooms, tomatoes, hash brown etc), "continental" or cereal. Mark and Yvonne (the owners who live on site) were friendly and seemed to recognise each just by name. It is within 3 minutes walk of the Paignton sea front and near Queens Park, but it is astonishingly quiet (apart from seagulls). Negatives? In late July, the rooms could do with air conditioning: whilst the double glazed windows do open very wide, sea gulls can be noisy animals! Breakfast is only served between 8am and 9am, checkout is quite early at 10am (although the welcome pack says they can be flexible). Free wifi was mentioned in welcome pack, but I didn't managed to find it on my phone. That's about it. Very nice place, and I may stay there again - but would like aircon!
