Used by us as a very comfortable 'upmarket motel', but looked characterful. Compact clean smart room. Didn't get to sample dinner or breakfast, but look and feel of the place seemed quite nice and we would happily return.

Fabulous location, staff friendly and welcoming. Comfy beds, clean bedding. Great view. Value for money.

A little worn around the edges in places. Lots of minor maintenance and housekeeping issues. Carpets needed good deep clean. Lots of dust build up, scrapes on furniture and marks on doors and walls, things like that. Plumbing and water pressure was temperamental. Lots of cigarette butts around our balcony and a leaky gutter. Food in restaurant was all right, nothing spectacular, just OK pub food, but staff really attentive and lovely setting and ambience.

The Full Scottish Breakfast Buffet + continental range was right up our street. The evening menu covered all bases and had a range of exciting local dishes to basic home comfort foods. The mains had generous portion sizes as well. (Had the Cajun pasta and it could of fed 3 🤣) And the bar had a good range of alcohol and non alcoholic drinks to choose from. Rooms were comfortable and spacious for 2, TV channel options are limited but when you have tablets and phones to watch stuff now it isn't really a necessity. Scenic location and shirt walk to the water front where you can grab a look at the forth bridge. Looks stunning when the sun is setting/rising.

Not really anything to highlight that we didn't like. Most if not all exceeded expectations given the price we paid for 2 nights. So we was over the moon with what we were getting in return.
