Excellent location for the pier, boating lake and nightlife. Friendly landlady. Good breakfast. Comfortable bed. Quiet airy room. Good value for money.

Not my first stay and certainly won't be my last. Great hosts and lovely room, as ever⁹. Parking pass ideal. Fabulous breakfasts and a good, positive atmosphere around the place throughout my stay - as ever.

My wife and I arrived by train at about 12.00, I had advised Lisa the owner of this and asked if we could leave our bags, she answered that if she could she would have the room ready. We arrived at about 12.15 and although Lisa was trying to upgrade the lounge she had got the room ready. The room 4 was up a few steps and on entering everything we could have asked was there including a few treats. It was spotlessly clean. After we had unpacked and was on our way out I did joke the only thing we didn't get was a "welcome balloon". The property is 10 mins from the rail station and 3 mins from the promenade. We will stay again.
