We stayed for 4 nights and this was our 3rd stay here in the last 2+ years. All their rooms are comfortable. The no kid policy ensures that you have a peaceful stay!
Overall, the stay was very good. The room was clean, modern and comfortable. It had a large A/C unit that kept it very cool. We had 3 breakfasts and 1 dinner at the hotel. The food was good and the variety was OK -- basically what you would expect from a family run B&B. The hotel has a nice outdoor pool. They also have complimentary bicycles which was very fun. This hotel is about a 15-20 minute walk from the beach. This wasn't bad for us because it was so hot (late September) that we didn't spend much time there.

Brilliant little hotel. We stayed in room f12 which was huge, with a gorgeous big balcony and filled with antique furniture. The staff are extremely friendly and helpful, and ensure everything is extremely clean and well looked after. The grounds and interior are gorgeous, really unique and the whole place is very tranquil. The swimming pool too is lovely however as the beach is only a short walk away it's very quiet, so perfect for relaxation. The only problem is to get anywhere is down a bit of a dirt track but I think this is the same in most places and taxis are really cheap and easy to come by. During the day this is no problem and the beach is only 5 mins away or you can use the complimentary bikes. Breakfast is ok, but the lunch/ dinner is good and drinks are really cheap!
The place is small and looks charming, but on closer inspection it is a little rough around the ages. I would describe my room as adequate. It badly needed a repaint and the house-keeping wasn’t very good, with many things in the room covered in dust and in need of a good clean! My bathroom was nice, with a good hot shower and the flat screen in the room was very good. Nevertheless, overall I would say the rooms are adequate, but could be so much better if more attention to detail was given. Another negative is that the breakfast is very poor indeed, with low quality ingredients used – it really could be improved hugely. Overall the staff are pleasant, although some do not speak much English at all. They do not volunteer information, instead you have to ask everything you would like to know. As a visitor, it’s always nice for hotel staff to welcome you, offer a map and suggest where you might want to go. The location, like a lot of Goan properties, is away from the main down a very bad path, full of pot holes and is very poorly lit at night. I was assured it was safe, but I definitely didn’t feel safe walking back at night. Overall I felt with just a little more effort with everything (the room decoration, the house-keeping, the food and service) this place could be really superb. For now I think it’s just about a 3 star. Adequate but could be amazing.

Excellent rooms and friendly helpful staff. Food quality was good though was a bit pricey. They have well maintained rooms, lawn area and pool. The only downside of the hotel is its accessibility to the beach. Its a 5 minutes walk but the path is not well lit and that may not be a pleasant walk after dark.
Wifi connectivity needed some review since it was very difficult to get connection in your room.

It was the worst stay that I have ever had in a hotel.Here are the 3 noticeable points: 1- The receptionist was a lady with an attitude. She said that we are useless and she does not want to talk to us. 2- Out of 3 rooms we booked, one had bed bugs. My firends who stayed there were bitten by bugs and woke up in the mid-night with their backs swollen. The manager said that he didn't put the bugs in the bed. And this is the best service that he can provide. 3- The complementary wine bottle was served the second day after 4 phone calls. 4- The breakfast was nothing more than just bread, butter and omlette. Rest of the items were useless. 5- There was a power failure every10-15 mins. AC would not turn on when the power is back. So we had to wake up like 10 times in the night to turn on the AC.
