Quite dated room, carpet very dirty and the 2 beds supposed to be single were basically an old sofa bed and a fold out bed which were very uncomfortable

Balgeddie House is a lovely old hotel in a quiet setting, well away from the main road, with plenty of parking and attractive grounds. I have stayed in both the main hotel and the Garden Rooms, and the Garden Rooms in particular are a nice option with direct access to the beautifully maintained rear garden. The rooms are very clean, housekeeping do a fantastic job, the pool facilities are brilliant with two dedicated lanes, and the changing rooms are clean and tidy. The staff were mostly excellent throughout, especially Alison on reception, who is always a lovely and helpful face, and Stevie the night porter, who was understanding and caring when I had issues with Room 203. Breakfast was generally enjoyable too, especially the perfectly cooked poached eggs and the fantastic black pudding.

The main issue was Room 203, which was positioned above doors below and suffered repeated loud slamming, squeaking and rattling late at night and again early in the morning. It disrupted a large portion of my night’s sleep, and when I tried to call reception at the time, no one answered, so the issue could not be resolved in real time. I was moved to Room 204 and slept well there, which made it clear the problem was specific to the original room rather than just a general building issue. I was also disappointed by the way the complaint was handled by management afterwards, as it felt dismissive and argumentative rather than professional and customer-focused. On a separate stay, I was also burned by an excessively hot breakfast plate that was served without warning, and the incident handling afterwards was poor. Breakfast quality was a little mixed overall, as the scrambled eggs were overcooked and rubbery

The pool area was excellent..room 208 was cold..as was 231 until I mentioned it ..then it was rectified. Breakfast was decent..dinner was very good. Location was excellent for my stay.

The fact I thought I had booked bed n breakfast via an assistant through booking. Com & need to investigate when I get home..

Lovely building. Nicely appointed room. Excellent swimming pool. Very good food, both for breakfast and dinner. Staff all very helpful and friendly.
