Villa Niccolò

Perfect location. Great view.

Our stay at Villa Niccolo was mixed. We loved the location. As we didn't have a car with us, I was anxious about not being in a town, but in fact, we loved being in a quieter place by the lake. There are plenty of restaurants and cafes within easy walking distance of the property, and the small grocery shop, just 5 minutes walk away, is a treasure trove - it has everything you need (we cooked a couple of evening meals in the property), and is run by a very helpful English-speaking woman. We'd also recommend Risto Bar Company for their really friendly service and great cocktails. The bus stop for the C10 is at the bottom of the road and the Cadenabbia ferry stop just a few minutes further. There are a couple of (slightly scrappy but adequate) beaches where you can access the lake along the road towards Menaggio. The property itself has an amazing view over the lake, and we very much enjoyed sitting on the balcony.

However, anyone booking this property, needs to understand the configuration of the bedrooms and especially the air-con, as I feel this isn't very well explained in the listing. One of the main reasons we chose this property was because it promised 4 bedrooms. There is a large double bedroom and a twin bedroom on the floor you enter (it's a first floor apartment). Neither of these bedrooms have air-conditioning. There is an air-con unit for the main living area, and then fans provided for these bedrooms. On the mezzanine there is a further double bed, with another air-con unit for this space. Coming off this mezzanine there is a small single bedroom, with no air-con and a single velux window in the roof. We arrived in a heatwave at the end of August, and it quickly became apparent that the small single bedroom would not be usable - it was just too airless, and we couldn't leave the velux window open over night because of the threat of thunderstorms. The downstairs bedrooms were also quite stuffy and uncomfortable despite the fans. Thankfully the weather broke while we were there and temperatures cooled considerably - it all became a lot more comfortable and we were able to use the small single bedroom. The bedrooms also lacked any kind of bedside lighting which was not ideal. Somewhere to hang towels (hooks on the back of the doors?) would also be appreciated. In the end, we had a great stay, and very much enjoyed our time at Villa Niccolo, but I think we were lucky with the change in the weather and I would have liked clearer information about the property when I made my decision to book it.

Second time staying here. Perfect location with unspoilt sweeping views across Lake Como. Few minutes walk to restaurants on waters edge and ferry port. Beds very comfortable. Roomy villa, very quiet can hear bird song. Perfect villa in a perfect location. Responsive communication with the hosts was even able to have a later check out

Up a very steep almost vertical hill, but worth the climb and came back home feeling fitter!
