Very disappointing stay here for the price. On arrival I was told there wouldn’t be any breakfast (although it’s still advertised on all sites as available) because the dining room was closed at the moment - not sure why. However I was told that if I wanted anything to eat in the evening I could order a take away from them as they run an Indian take away from their kitchen. I wasn’t shown any public/shared spaces on arrival, there is definitely not a ‘bar/lounge’ as is advertised. The whole place was tired, old and worn looking. Bedroom and bathroom spacious but odd furniture, bit chilly, and my room had thin white curtains meaning very bright room at 5am. Took a while for hot water to come through in shower and it was draining very slowly - actually thought water was going to spill over onto floor. Wifi didn’t work in the room - only in downstairs lounge apparently. To top it off whoever was in the room next to me were up all night, chatting, playing music, walking about the room and unfortunately every time someone walked on the floor in the next door room my bed shook. Can’t recommend and won’t be back. No sign of anyone going about when I left in the morning. Disappointing for what was advertised as a ’superb’ place in the West End of Dundee.
One night stay en route to Aberdeenshire. Beautifully decorated witha nod to Charles Rennie Mackintosh for the interior. Staff were lovely. Friendly and helpful. Would be more than happy to stay there again. Close to eateries for good evening meals but the hotel itself offers a made to order breakfast. All very good and excellent value for money
Fantastic stay and a great price so many little thoughtful extras in the room, very friendly and accommodating owners and breakfast was a real bonus would highly recommend
The owners are 2 years into it and have done a superb job of renovation. They could. like all older guest houses save a ton of money by using the weather film to reduce air infiltration in the old windows but that is minor. Great room and a terrific breakfast only 1.5 miles from train station

Nice overall B&B. It was a nice touch to have complimentary chips, cookies and water in the room. The property was a little worn, but the rooms were comfortable, and the breakfast was very good. The location is within walking to the downtown area, where there are plenty of restaurants, or if you choose to drive, there are even more, farther out. We were met by Joveria, who was very friendly and helpful. We were in a room on the front of the building, so the spotlight from the sign shone in our window all night. Room darkening shades would be helpful.
The carpeting was disgusting throughout. The furnishings are unmatching and decor is amateurish and unappealing. Ones of our lamps was simply put on the floor. I guess the owner has not heard of extension cords as there was a desk nearby that needed light. The bathroom is huge but with a simple pedestal sink the only place to put a toothbrush and contact lens case was on the floor, which was sheet vinyl which has come unglued from the floor underneath it. The lack of counter space is mind -boggling as there is 2-3 feet of nothing between the sink and the shower. The breakfast was passable but the morning "pastries" are plastic wrapped cloyingly sweet cakes. It's unfortunate because the property could be beautiful but has unmatched light fixtures from the 1960's disgusting carpet, dying plants at the entry and horrible decorations and "art". Never again.
Booked a room for the weekend but due to family emergency we were unable to go as planned. Hotel manager completely unwilling to compromise and exercise any discretion.
The caretaker was sweet and engaging. She made sure that you had everything you needed. The breakfast wait staff are very sweet. Great WiFi in the room. Breakfast is wonderful and filling
