Comfort Apartments Royal Gardens

Good location in Fitzroy opposite Carlton Gardens and Museum Tram stop.

We have stayed at the Comfort Apartments many times over the past 8+ years. The apartments are spacious, quiet, and good value for money. The staff are great: very helpful and efficient. And its location near Gertrude Street is excellent.

Sadly, the place is really starting to show its age. The facilities and rooms are worn and look unloved. Our balcony door rattled and the sofa has seen better days. The kitchen implements were mostly old. Needs a refurbishment!

I was surprised that it was an actual apartment with an upstairs and 2 bedrooms and a downstairs.

We had no toilet paper in the bathroom. The balcony door didnt seal closed properly with a big gap letting in the cold breeze. Would do with a fresh paint, and a TV that is easier to use as we had to download an app and then was being asked to pay for it as well.

Good location. Close to good eateries and the city.

Needs an uplift.

Staff are friendly and very helpful. The location is fairly quiet for the most part, a lot of patients/families stay at the Hotel so it doesn't get rowdy or overly loud. Tram stop right outside, central location next to the Museum/Parks and if you drove there is a park for your room with a reasonable daily fee of 30$ as of 2026. Rooms are nice with enough equipment to get you by.

The pillows are very basic and not comfortable, as well as the beds. Room 65 beds were not at equal heights or firmness Apartment doors can be quite loud when shutting and would benefit from some padding or a softer close. The rooms themselves would benefit from a coat of paint and the plaster needs some attention. There are a few clubs in the area that do go past midnight but for that's true for most establishments, they aren't super loud but there can be some loud noises and people walking by on occasion, even with that it does feel safe at night.
