Beautiful room with roof access for a stunning breakfast. The food offered catered to my health conscious diet and was delicious. The staff was excellent and the location was perfect.

Nicely located beachfront but for business I found it far and felt a lack of certain services.

Very quaint hotel with excellent service. Having an assigned parking spot at no additional cost was extremely convenient given how congested the area is in the summer.

We absolutely loved this place. The room was adorable, beds were super comfortable. It’s just a very unique place. However, it does get very loud outside being so close to the ocean and surrounding restaurants/shops. Also, it doesn’t get very dark in the room at bedtime. Some black out curtains or shades would be great.

Located directly on Newport Beach, with a room with a view, just gorgeous!!! A nice bonus was the roof top area to watch the waves and enjoy a cocktail. Very quaint and clean B & B in a great location. Just know it can be a bit loud in the late evening on the weekends, as there are lots of young party goers outside.

The property is homey and quaint, and the staff was friendly and helpful. We didnt care for the oil paintings of topless women in the room and hallways. Not family-friendly. Other than the nudity, the location is great, and the rooftop seating was enjoyable.

When I called, we were told there was valet. If I wanted to park earlier, I could pay $40 extra to park it 2 hours earlier. Nice but not necessary. Turns out there is no valet. It’s a parking lot across the street that you park at and leave the keys with them. The parking is a nice perk but only works from check in to check out. If you want to stay for the day you check out, it is an extra $80 fee. Breakfast was not what I would expect from a bed and breakfast type inn. It was a basic continental breakfast with cold coffee, and a few pastries, cereal, fruit options- we opted to eat elsewhere. Here is the main issue- this hotel has paper thin walls and it is SO loud. I would not recommend staying in room 4. It is right next to the check in area and staff workroom. It was incredibly loud day and night. We had on white noise which covered most of the town noise but we were constantly awakened by the hotel noises- it was NONSTOP all day and night When we checked in, we were told about the patio- a nice touch. I didn’t realize the patio off our room was shared. At 12am when 4 drunk people were screaming over the patio, I had to go out and ask them to be quiet as my kids were sound asleep. Overall, for $450 I expect more. I am bummed because the location can’t be beat. Unfortunately, there were a lot of noises and nuisances that couldn’t be overlooked.
