The manager of the property was really friendly upon checking in, but the condition of the property is poor. The shower is absolutely filthy and rotting with mouldy sealant. Missing floorboards in the bathroom, holes in the shower. The bedroom looked clean but there are cables trailing everywhere, the door can't be locked from the inside, holes are covered with tape, huge gaps under the door. Other residents were quite noisy banging doors and cooking in their room. It's a convenient location but you're better off staying in a hostel if I'm honest. I travelled for work purposes and I wouldn't stay again. I have pictures to prove what I'm saying as well.

Decent place to stay for a night or two. Great price. Great location with bus stops near by and walking distance from the train station. Easy check in and check out. It’s slightly annoying you have to walk through a corridor to get to the toilet/bathroom & the facilities could be cleaner.

Great location for exploring Edinburgh, city centre is easily walkable. Arrived late due to transport issues and host was very accommodating. Room was downstairs so no windows, but was clean and a nice place to stay in. Private bathroom wasn’t en suite which wasn’t an issue, but I feel like this could have been made clearer when booking. Other than that, great price for a very convenient location.

"Sadly, 230 nights on hotel.com this is the worst"

I stayed here for 2 nights. I am a frequent travelled and a £180 for 2 night. I have never rated a hotel less the 7/10 in 150+ properties I have staying in throughout the UK and Europe. I am a solicitor who travels internationally and like small local hotels. I booked a single garden room which is sadly was not provided. I instead got a basement room with no natural light, garden view, or internal toilet. The below review, is not an exaggerator, change of wording or dishonest in any way. The room was a not a garden room, instead a basement room facing a completely blocked out fire escape window with no natural light. There appeared to be a false wall behind this. I was appalled. The bathroom and shower area, for the room were around 15 feet away at the other end of the hall with a sign that read “we monitor who uses this” - great if it’s kids. The shower head was covered in mould and the on off switch was hanging off the wall. I would state this could be a legionnaires disease risk. The room, had zero natural light, lines (apart from the towels, were at least 30 years old. The bathroom had signs all over switches, which stated “do not touch”, and loose tiles, to hold parts together, and holes were present throughout the bathroom. The shower was loose, falling off the wall. The red carpet covering the house, was filthy. The Kettle provided had rust, and I was unable to sleep due to the loud shouting in the room above of an indian/urdu male swearing and screaming

I didn’t like having to walk over the bed to get to the sink. Most makeshift room I’ve ever seen. Shower and most of the place is falling to pieces

do you like mold and high humidity basements with disgusting bathrooms? then, this is the place for you. The Edinburgh City Council should condemn this hotel until it is safe to occupy.

Price is reasonable and they provide sufficient bath accessories. Provide coffee and milk powder, tea bags etc. Although we requested the lower floor, the one we stayed is at the basement floor, we would like to access the room without the stairs, it was our mistake.

Wow. And not in a good way! My friend and I learned a valuable lesson on our first trip to Edinburgh: ALWAYS read the reviews before booking. The Sakura B&B is no B&B: no breakfast, REALLY old linens, so old I would not use them to comfort a stray dog or cat, no ensuite as indicated on their website, but rather a bathroom down the hall and around the corner: turn right just before the leaking ceiling! Who would want to shower in a moldy shower or brush their teeth in rusty, moldy sink? A dark, dank, basement room with a filthy window, decorated with deodorizer units, and a "garden view" of sewage pipes, and a stone wall festooned with moss and mildew. Extension cords running across the carpets - yes, carpeting that helped to build upper body strength as one tried to open or close the door. It was a delight to hear the conversations in the next room well into the late hours. Not. And goodness knows what bit me during the nights we stayed but I awakened with a patch of bite marks on my face, with dots of blood on my pillow...and the little beast that I squashed on my bed. Oh, but there was one good thing: my wrinkled shirt lost all its wrinkles in the room as a result of the dampness.

Staff were really helpful booking in, room was a good size, bedsheets were clean, TV was working. The room itself was quite dark being a basement room, and the bathroom was quite small
