"Charming & Historic Proctor House"

8.0

We enjoyed our stay, which was in celebration of our 39th wedding anniversary. The house was very interesting in terms of history and design. Charmingly restored common rooms, old pictures and bric-a-brac made for a good atmosphere. Cookies and ice water in the hall for the guests, along with tea and chocolates in each room, provided nice touches, and the staff was very helpful and welcoming. Location was excellent (we live nearby) and it is close to Gilette Stadium and to the Wrentham Outlet Stores. We discovered upon arrival that the property is still somewhat of a work-in-progress, with an outdoor garden area under construction, and much of the house's exterior is disrepair. While the structure itself appears to be sound, decaying exterior wood beams and peeling paint, for example, detracted from the property's appearance. Improvements in the rooms themselves were quite adequate, however, although we noticed some untended water damage on our room's ceiling. The breakfast was okay but not outstanding by B&B standards in our experience. The coffee was not particularly good (teas were better), and the main breakfast event, quiche with bacon, was okay but uninspired (bacon was overcooked--was it turkey bacon?). Overall, the positives outweigh the negatives, although picky B&B aficionados may have some quibbles. Further investments in renovations will address most of the problems; breakfast could use some more flair!

"Pretty B&B close to concert venue"

6.0

Proctor Mansion Inn is a lovely historic mansion. The room was very comfortable and the staff was very nice. I have one issue though, that's hard to get past, despite the management's best efforts to rectify the situation: the room we booked through Expedia and paid for was actually NOT available. We had tickets for a concert that evening and there was nothing available left in a 20 mile radius, so we were stuck with accepting a different room. Switching a king bed for a queen is no big deal, but I would NEVER have knowingly booked a room without a private bath. Half of our rate was generously refunded, but the half bath we had use of instead, wasn't even on the same floor as our room and adjacent to a common area. So when I needed to use it in the wee hours (no pun intended), I had to first get semi-dressed in the dark and navigate a tall staircase in unfamiliar surroundings. The staff did, however, make a full bath available to us in the late morning, after another guest checked-out, so we could shower. I do appreciate the efforts made by Proctor Mansion Inn, but urge them to so something to improve the online booking process in order to avoid this in the future.

"Beautiful atmosphere"

10.0

Just a beautiful old home with a lot of the original details. Very comfortable bed and SO nice to not feel -or smell-like a hotel. It made the trip so much more fun and relaxing. How nice to find fresh baked cookies outside of the room every day too! And the staff - Stephen, Adam and Tina-could not have been nicer. I would definitely recommend and look forward to another stay

"does not live up to the positioning"

4.0

I was disappointed in the facility upkeep. Entry stairs in need of repair, front porch and interior stairs in need of paint and finish. The window air conditioner was quite loud. Unfinished rooms positioned as sitting rooms. My room was not able to be locked when I left for the day.
