The location was both close to the city (the free 96 tram up Bourke Street has a stop virtually opposite the building's entrance) and the Docklands entertainment precinct and the little balcony with a table and two chairs overlooking the water was nice. Staff were friendly and easy to communicate with and the emailed check-in instructions regarding key collection and building access easy to follow.

Not being able to store your luggage on site if you arrive before check-in time on a weekend. I didn't realise this until I had received the check-in instructions via email on the day of my arrival (a Sunday) and noted that they didn't mention luggage storage. I sent an email query about storage which received a prompt, polite response letting me know I couldn't store my luggage on site that day as it was a weekend. I advised that this was not advertised which meant I had to find luggage storage for my suitcase after I had already arrived in Melbourne which turned out to be a 15-minute walk away from where I was, cost $15 plus the time it took to source and book and meant I had to go back there to collect my luggage before I could check in later, which was a bit frustrating. I was given a complimentary late check-out (midday), which was nice, although cleaning staff came twice during this time because the message wasn't added to where they could see it. Customer service advised that the 'no weekend luggage storage' is mentioned on booking.com but I have since checked multiple times and am not sure where that is advertised. This exclusion certainly isn't mentioned in the same sentences as luggage storage is noted as a feature and there's no asterisk next to the feature suggesting there might be conditions - that would have been helpful and also likely altered my decision to stay there

We were very disappointed with our stay at Kula Docklands. First of all, we had a very hard time finding the apartment because we weren't given enough information beforehand; we had to wander around for nearly an hour with a small baby. The room looked nothing like the 'one bedroom apartment' photos; it was cramped, impractical, and worse than a hotel room. The bed was low and uncomfortable, and the pillows were terrible—I had to sleep with my neck strained for three nights. Despite our prior request, they gave us a poorly located corner room facing a construction site. The bright lights from the construction site shone directly into the room all night. Even with the curtains closed, it was so bright that our child woke up thinking it was daytime and couldn't go back to sleep. Despite knowing we were coming with a child, they never mentioned the construction or gave us a transparent explanation. It was a very bad experience.

The location was great!! Easy to get everywhere and minutes from the heart of the CBD. Loved the building's amenities such as the pool, spa, gym etc. Great value for money.
