Nothing as I Expected

The room was small but acceptable for an overnight stay. It was clean and tidy. The small double bed was positioned up against the wall, but we moved it out slightly to make it easy to get in and out of either side. The bathroom wash hand basin was small but perfectly fine. The shower was great. The hotel is fairly close to Balfour Street tram stop, so it's easy to get to the heart of Edinburgh.

No breakfast, no fridge to allow us to bring our own breakfast (for fruit juice and mik). The hotel gets a discount at a local cafe, but it doesn't serve a traditional breakfast, so we went elsewhere. The room has no air-conditioning, so it's not an ideal place to stay in the summer, especially if temperatures get above 24 DegC. There is a very limited number of parking spaces outside the hotel, although they are free at the weekend.

The receptionist was great and friendly. We asked for a fan and in spite of the language barrier she gave us a cooler for the room which helped with the heat

Excellent and cosy

The staff were lovely and the room itself was clean, as was the bed. The bathroom however stunk of damp but on the surface it looked clean to be fair, could have been the lack of ventilation. It wouldn’t put me off staying there again. Enjoyed my stay overall and would consider the hotel again.

From the moment we arrived we were disappointed. The front entry courtyard has trash, broken umbrella and chicken bones scattered. We were then shown our room by the receptionist/housekeer, she was very nice and I felt bad because she has to deal with unhappy people, then it was downhill. The photos online are deceptive in my option. The room has only a skylight, no window. The bathroom has no window or fan. It smelled terrible and she proceeded to spray it with some floral air fresher. The third bed was so uncomfortable. No housekeeping until you checkout. When we arrived we asked to speak to the manager who was never onsite, if we could cancel and that we were happy to pay the first night and they would not. Really put a damper on our trip!

Great location, very convenient for good restaurants and bars, buses and trams. Hotel was basic but suited our needs as we spent most of the time out in Edinburgh. Room dmall but comfortable.

Right an the Tram and Bus Stop, 10 minutes to the center. Twice we walked back to the hotel after having visited Calton Hill. We also walked to the Harbour along the Water of Leith. Direct tram to the airport (50 minutes) was very convenient. A few nice cafes for breakfast nearby. In the cafe right around the corner you get 10% off if you are a hotel guest. The food was freshly cooked and delicious. Lots of small restaurants nearby. The room and the bathroom were big and clean.

A shelf or a few hooks on the wall for towels in the bathroom would have been nice.
