"Price was fair for 1 night rest while in Branson. Lighting paint and wear and tear on place,"

Check in and lady was nice. Coffee in room. Breakfast was nice Great Location.

Room old and dated. Wore out. Wet towels were in tub. Tub Drain not working, rigged it to work. Breakfast food was fine, Microwave to warm it.

Appreciated the kindness when we arrived at Hotel. Breakfast was fresh, good and just enough. Location is in the right place, close to everything. We have always enjoyed staying at Twelve Oaks. Rooms are always clean, if need anything let them know, they will provide it for you with a smile.

Rooms do not have microwaves. Would be nice to be able to heat food up.

Didn’t get to eat breakfast, wasn't open on time, shower was super hot but tub and restroom was stained You get what you get for $74. They had to make extra key, kinda a low quality stay will not go back! No way this is a 9 rating online

Clean and off the main roads. Check in lady was very friendly and helpful! Was very inexpensive and that’s the only reason it was a decent deal for the area. Outside of the buildings were clean and neat.

Weird smell in the room.
